I am on Indeed when I was looking for some part time work. I’m still on it, and I get weekly postings for people to do property inspection to be used for appraisals. I talked a real estate agent about 2 weeks ago. Company actually sent her all the equipment to scan and photo houses to be used for appraisals. She never did it, because they don’t want to pay anything.

But here’s the problem. Just this week I did an inspection on a house. It violated all kinds of zoning issues. After calling zoning and talking to the lender they chose to cancel the loan. Do we actually think some flunky that has never been an appraiser will catch something like that and report it? Well we all know the answer on that one.

Wouldn't it be funny if the GSEs forcing 3.6 ended up crashing the real estate market?
I am moving more and more in the direction of just ending it in September. That’s when my E&O and other fees come due. This is going to be such a mess. Everyone is going to be angry at appraisers for not getting in reports. I really don’t need the stress at 71. I don’t need the money. If they weren’t changing things I think I would continue. But every single inspection is going to be full of stress. Software is going to have bugs. Tech support lines will on hold for hours. Etc Etc.

Lyle Radke did a chat yesterday and he said the GSE's are not changing their minds about 3.6 in November.
Too bad. The 3.6 is bad now, but given more time, the software companies might be able to come up with a very workable product. The GSEs did not given them enough time for their programmers to get it right. Just enough time to make it barely functional. They (the GSEs) hemmed and hawed and dinked around making up their minds and getting the software companies approved when time was running out fast. Yes we all knew this was coming. But announcing something and making that something into a workable product are 2 different things.

Has anyone heard back from the lending side about how it is working for them?

Spoke to ACI about the problem I see being able to navigate through forms. Sometimes we dont have all the data especially with new subdivisions and we need to be able to move around it. Too many drop downs...
