How many actually believe 3.6 will be fully implemented this year?

This is the key right here. Do some practice assignments, figure out how much longer a 3.6 assignment will take and adjust your hourly rate to compensate.
Having talked with a lot of appraisers who have done reports using 3.6, I have the following advice for those making the transition. Take a 2.6 report for a property that represents the most common type of home that you appraise and recreate that report in 3.6. Make note of any additional data that you need (for the practice report you can just make it up) so you are prepared for the first live inspection. This will allow one to learn the new keystrokes and format; you can focus on the report rather than the appraisal. It will also allow you to gain proficiency for the most common thing that you do.

I interacted with three different groups yesterday, and they all had the same general view that it takes about 5 reports to develop a comfort level. Of course, we are all unique individuals, and that will vary from person to person.
 
IMO the borrower is getting ripped off by Clear Capital. If an appraiser wants to work for $322 then the borrower should be charged $322 for the appraisal report. The fee Clear Capital wants to charge should be billed and disclosed outside of the appraisal report fee.

The borrower is getting ripped off, but the appraiser is the one who really gets ripped off. The appraiser does not receive a service of any kind from the AMC, yet the appraiser compensates the AMC by having a big chunk of the appraisal fee go to the AMC- when no AMC is involfed the appraiser receives the appraisal fee in full or nearly in full from the lender.

The borrower can be said to receive a secondary service via the AMC, since an appraisal needs some admin. The lender outsources their admin with an AMC ( the lender should be paying a hard cost for it, but they do not - a huge govt perk . Corporate welfare.

The appraisal fee allowed a bundled fee on the HUD was created to cover misc admin tasks and part of the lender cost absorbed in running their own fee panel.

The non disclosure of it to the borrower, and the $ amount the AMCs keep of the appraisal fee so high that it is egregious - that is the basis of the lawsuits which call it "unjust enrichment."

Licence All registrations, licenses, and certificates expire on June 30th and must be renewed before this date to maintainactive status. If you do not submit your renewal by June 30th, your registration, license, or certificate will expire.Any person who acts as a trainee, licensed, or certified real estate appraiser while expired shall be subject todisciplinary action and penalties as prescribed by the Appraiser’s Act. All licensees are required to complete the 2026-2027 7-Hour National USPAP Continuing Education (CE) Course by May 31, 2026, to renew on time. Online renewals will begin on May 1, 2026. The renewal fee is $200.00 and if you want to be listed on the National Registry, there

The news letter from them always gives the appraiser count Trainees Res and CG's on the news letter

Here is the other issue our fee's and AMC fee's revenue runs the Appraisal board.. Now it should go ona yway because the nc gov will fund
them

So so FAR There is no June newsletter In fairness we are still early July and they don't work on the 4th v weekend

So we will know soon

over a 100 AMC's went belly up due to low volume due to waivers and desktop fee's

Why do you think the board is panicking? Is it because the number of renewals are down significantly? I live in WI and our renewals are in 2027. So it will be interesting to see what the trends are nationwide in states that renew this year. Your renewal fee is about twice as much as ours. I can see guys saying to heck with it if there is no work and the new 3.6. Why spend money needlessly just to hold a license.
 
Ya panicking . is a little strong probably concern is better, the total appraiser & AMC fee's is a lot of money so they will go to the state for money

They do report the number of appraisers in every news letter and give pass/fail numbers for state test and also #trainees and AMC's so they must think that is important to somebody

oops I forgot something they just recently adpted PAREA

The Board doesn't panic, they are all well healed, well connected people, who probably don't need to perform any Boots on the Ground inspections anymore.
