Having talked with a lot of appraisers who have done reports using 3.6, I have the following advice for those making the transition. Take a 2.6 report for a property that represents the most common type of home that you appraise and recreate that report in 3.6. Make note of any additional data that you need (for the practice report you can just make it up) so you are prepared for the first live inspection. This will allow one to learn the new keystrokes and format; you can focus on the report rather than the appraisal. It will also allow you to gain proficiency for the most common thing that you do.This is the key right here. Do some practice assignments, figure out how much longer a 3.6 assignment will take and adjust your hourly rate to compensate.
And billed to the lender not the borrower. The borrower isn't receiving a service of any kind from the AMC, the lender is.IMO the borrower is getting ripped off by Clear Capital. If an appraiser wants to work for $322 then the borrower should be charged $322 for the appraisal report. The fee Clear Capital wants to charge should be billed and disclosed outside of the appraisal report fee.
The borrower is getting ripped off, but the appraiser is the one who really gets ripped off. The appraiser does not receive a service of any kind from the AMC, yet the appraiser compensates the AMC by having a big chunk of the appraisal fee go to the AMC- when no AMC is involfed the appraiser receives the appraisal fee in full or nearly in full from the lender.And billed to the lender not the borrower. Here is the other issue our fee's and AMC fee's revenue runs the Appraisal board.. Now it should go ona yway because the nc gov will fund
them
So so FAR There is no June newsletter In fairness we are still early July and they don't work on the 4th v weekend
So we will know soon
over a 100 AMC's went belly up due to low volume due to waivers and desktop fee's
