How Many Cancel Assignments Bc Of Difficult Borrowers/builders?

Recently, after the inspection, wife called client canceling the order. 'don't even send me a trip fee'. Seems the home was a condo, very limited water view. Borrower kept saying how much he needed and kept saying 'I'm a lawyer'.

Clear attempt at intimidation. W told the client about his actions and said 'nope, ain't gonna do this one'.

yep, had those too...

if the house doesn't appraise for $X then grandma can't stay in the home...

if the house doesn't appraise for $X then timmy can't go back to school...

i know what my house is worth, which at a minimum is $X...

i had an appraisal Y years ago so i know it is worth more than that now. i have done numerous upgrades like all new switchplate covers, new appliances, added a hottub, spent thousands on "professional" landscaping (and to this day i have never had anyone tell my they have "amateur" landscaping...)
 
I have a local developer I simply refuse to do any work they are involved in. The fly people in, plan their whole weekend, never let them see any other real estate professionals, and wind up selling a $250K house for $400-500. They have a resale arm that uses the new sales to justify very high resale prices. (Actual open market participants pay much less than these carpetbaggers talk them into). I refuse to do new construction loans, but will do a resale if developer isn't involved. I'll accept refi's as long as its a 2nd or third transaction, and they know that the original buyers got screwed with their pants on.
 
I have no problem asking the lender to please assign someone else if the initial phone call put me off or I know they're going to be extremely difficult throughout the process. It usually ends up being the ones who tell me right off the bat they have an 8-5 job M-F so I'll need to show up before 7 or after 6...or on the weekends. Reasonable people buy my response that I work regular business hours also. Unreasonable people like to argue it but it is rare. I don't need the work bad enough to bend over to accommodate them or rearrange my family life for an appraisal.

In the OP case if the guy/builder was a total jerk and you were worried because it was going to come in low, as long as it was a straightforward deal I would finish my work and get paid without thinking twice. Rude people deserve what they get sometimes and if its not appropriately priced it shouldn't be funded whether the person was great or awful.
 
Canceling is not an option with VA unless you are sick or in an emergency situation. Now, sometimes the veteran or lender will cancel.

And, Tidewater helps smooth the waves many times. If it don't smooth the waves, VA will smooth them.

Had one of those I avoided for years. His properties were junk, difficult to schedule, overpriced and he was always trying to hide something. No attic insulation, missing plumbing fixtures, locked rooms in new construction and nobody had a key. When I saw him as the builder, I would decline/cancel.
He eventually burned every contractor around and went bankrupt....he's a home inspector now.

Ditto,agent lied to me gave me a bogus contract for house not constructed, signed by employee of her son, the builder. I wouldn't budge, perfect comps, fired the bank &won't touch her listings nor his houses.
