How Many Cancel Assignments Bc Of Difficult Borrowers/builders?

I've only declined one assignment after accepting it, over the past few years. Problem was I had a lender-imposed time limit to get the order completed by, but the borrower didn't realize that was an issue. After about a week of not being able to reach her by phone, we finally talked and she narrowed a possible inspection date down to two Fridays, and about a two hour time window on each day. Then, after she gave me her narrow window of time for an inspection, she backtracked saying that she might have to go shopping with her friends on one of those days. I sent the order back indicating that I found it impossible to schedule with her.
 
I can't recall ever cancelling a lending assignment over this issue.

I have cancelled private assignments on several occasions when the clients are abusive. Certain assignments are just not worth it.

Yeah, I get to go to Columbus in November because a nut case homeowner lodged a complaint with the state over an appraisal I completed for the sale of his home. The client accepted it, the borrower accepted it, the Realtors accepted it, even the State accepted it. But, the owner petitioned for a formal hearing, so now I get to drive two hours each way to say the, now former, owner is full of crap. Fun, fun, fun.

Guess I can't complain about the one that was scheduled for last Thursday, but I will anyway. The agent failed to show, "forgot". We reset for Friday, he said the owner is sick we reset for Monday. Owner did not leave the key, reset for Tuesday. Tuesday / today, SSDD no key. Now it is on hold after 4 attempts. WTF is wrong with this agent IDK. :cautious:

That is worth canceling if you had known or had a clue. I am good at reading people and used to back out a bunch before doing VA work. An appraiser can't back out with them, but but the VA covers the appraiser's butt in such circumstances too. They don't put up with crap from anybody.
 
I wish I knew from a national and state level how many appraisers back out daily because they don't feel like they have protection to do their job.

Usually after that much run around, theres more to the story..Be nice if they could just be straight forward instead of wasting time. Someone is stalling for a reason, wouldn't be surprised to see that one cancelled.

I have cancelled bad borrowers a few times. One was forcefully telling me how to appraise and what was considered livable. Another accused me of stealing jewelry from his home. One had the nerve to try to use me as an appraiser after turning me into the board.

This was a bizarre one . . .This was a high value home. I started the inspection and everything was going good. The owner got a really bad phone call during the inspection. She was crying and screaming and forgot I was there. I waited for a while until I realized that she did not care about the appraisal anymore. I couldn't complete the inspection because I needed her to let me into the guest house. I went ahead and left and cancelled later.
