How many of you charge some type of "Trip Fee"

Absolutely charge a trip fee! I had to charge a trip fee 3 xs for the same assignment because the tenant refused entry every time I showed up even though I had an appointment. The fourth time the tenant became abusive and combative with the owner....had the police take out the tenant. No charge :)

Same here charge every time I have to return to a property.

To me its one of the most frustrating things. Once I waited over an hour for the owner to get home becuase of the inconvience of having to leave, setup an appt time again, and go back out there.

ALWAYS!

Fee based on mileage, time wasted and how POed I am.

I charge but don't always collect. The ones I love are where nobody is home, and the appointment was confirmed the night before. Get hold of the borrower and they say I cancelled with my LO this morning. Gee thanks, as I am standing on his porch getting checked out by the neighborhood watch.

I appraised a 4 unit property. No tenant could be home at the same time as any other tenant. I had to charge 3 re-inspection fees on top of the appraisal fee. No argument from the client. I told them immediately, they paid on time.

I used to charge $50 for a return trip, I'm thinking of increasing to $100 based on gas prices and other variables.

It is frustrating when a borrower or realtor no shows an appointment or are considerably late or a key does not work, etc. Some days I'm so busy I can't afford to wait 20 or 30 minutes for some self obsorbed realtor or forgetful borrower to show up so I leave if nobody is there 10 or 15 minutes after the agreed upon inspection time.

Every appraiser should charge something under these conditions. We get kicked around enough as it is.
