Such an interesting story! I have a friend who lives in Central City, CO, which has also taken advantage of the historical grant money. Its a very good thing for the community. This forum is a good place for advice, but not always.

I wont/cant offer you value advice, because your case is way over my skill and pay grade. However maybe just a couple things human to human:

It appears you do not want or are not in a position to develop the property to its full potential. It also appears this is going to happen with or without you, one way or the other. A tidy profit is a tidy profit. Spending your life wondering what if will bring an early death. You will only be as clever as you are or as your team is and there is always someone more greedy and more clever.

Not trying to persuade you to buckle over, just advising to keep it real with all things considered. Good luck!
