How strict are you when performing FHA appraisal inspections

Our 1004D jobs aren't difficult. The job is to go back out and see that items are completed or repaired. UCBruin did his job. If we cannot check the right box for a yes/no question.....well.....then we aren't doing are jobs are we? Fine if you don't want to check the appropriate box....but no reason to belittle others for doing credible work. Unlikely here....but a $0.25 neglected item has surely killed or harmed people. It isn't my job to make the rules....it is my job to report. Should the Banker feel that the $0.25 item missing is not an issue...that is HIS decision not mine.
 
I'm not dissing UC, just the silly azz system. If I was having this issue, I'd bring along a few stray covers from my garage. :peace:
 
I'm calling myself out for being a moron....
I don't check behind furniture for other outlets, condition of walls, etc.

I don't check all windows, panes, functionality, etc.

I probably miss items because unless it bites me on the rear I'm not searching high and low and under and behind....

I have another 1004D for a different property for peeling/cracking paint....
The interior was good but the exterior walls/window frames/shutters were extremely bad....
The homeowner did a great job on the walls, window frames and shutters....
But he left one set of shutters and all the window muntins untouched....
So I had to fail him....

Now I have to reinspect and wonder how strict I'm going to be....
If a single 6" piece of muntin (out of a few dozen) is left unrepaired should I fail him again?
 
I've never checked a disposal. Never checked a microwave--most in my market are personal property. I check for hot and cold water. I check the water heater. All utilities, and mechanicals. A sampling of outlets and switches, and I flush a toilet. I am fairly well a stickler for peeling paint, because FHA wants me to be. I do not call out something on peeling paint if I am very sure it was built after 1978--shed, fence, addition, etc. I do call out unsafe porches (no rails, etc).

I had one where there was a deck 12' above ground level, and no railings at all. I was almost shocked someone would leave a deck that way. I've also called out second story doors that lead to nowhere, unless they were nailed/screwed shut.

I have called out missing outlet covers--that is actually a pretty big safety issue, IMHO. Also, around here, these are usually homes being sold by realtors, and THEY should know what an appraiser is looking for. I have been known to have outlet and switch covers in my bag, and offer to re-visit a room before I leave. :) But never to install one myself.
 
Today, I'm assigned a 1004D to make sure that the under remodel basement bathroom electrical outlet has a cover (which it did not have on the effective date)....
I just took photos of the basement bathroom and the reviewer called it out....
I guess I should have called this out....
I'm not strict enough....
sheet, last week on an FHA purchase the basement bathroom was being remodeled, i mentioned the non-functional plumbing and exposed wiring.

this week the AMC emails me and an hour later the seller calls me to say its been completed.

i get there and the basement bathroom renovations are complete. but the exterior defective paint is'nt.

the seller contacts me the next day (today) to tell me they have purchased a low temperature exterior paint and will scrap and paint

You have to be picky about the chipped paint and don't forget the paint on the fence, storage building and gas lamp in the front yard. Also, mention if they scrape it they can't leave the chipped paint in the grass all the way around the house. The whole point is the dangers of lead base paint and free piles of chipped paint falls under that category.
