Public trust? What’s that? Haven’t heard that word come out of the value visionary’s and self proclaimed appraisal wizard’s mouths in a decade.
 
I probably ran Joan off of this forum. She would never admit it. I had a few buddies on the side. LOL

She is a beautiful blonde though. We are like North and South poles on public trust.

Give me Joan's last name on this forum if you can. I will PM her and ask her to join this thread. I can't remember her last name on the forum. She changed it right before she left.

We have a love/hate relationship. She knows it.
 
SR1 does not include any reference to "inspection" or to any similar term. SR2 only mentions a did/did not disclosure as to whether the appraiser inspected.

100% of all requirements relating to inspections are driven by the users criteria and are in addition to the actual minimums in SR1. As has always been the case since before any of us got into this business.
