At first I thought it was a couple of Appraisal Institute Board members.
 
Another example of GSE Hybrid fees, net $125 with 24hr turn time. And remember ladies and gents, per a GSE exec in this thread there are no short cuts because it's a hybrid. Full adjustment support including market conditions is part of the SOW, along with comp verifications, etc. So, for a discount of 3/4 of the fee you don't have to visit the subject. Feeling robbed yet?

But the GSEs spent years and millions of dollars to make forms to better steal all of our data, obviously them partnering with these people means nothing...
 
The GSE's and lenders have been chasing something less than a full appraisal report for years. This mess of PDR coupled with Hybrids are just the latest version of “less than.” Problem is “less than” was taken away from appraisers years ago by the alphabet soup in DC and their lobbyists. The day they took away Summary Report and Departure leaving us with only two options (Appraisal Report and Restricted Appraisal Report), they screwed over the residential industry. The whole idea that the Scope Of Work rule opened the door to a universe of report options was a mistake because we can’t scope away Stds 1, 2 and the work file obligations. Despite what the salesman at the GSE's, AMC's and AMC-Staff hybrid firms are selling, the only difference between what has been called a full appraisal for decades and a hybrid is the site visit and viewing the comps from the street, which is basically the only things we can scope away. In the end our obligations are the same under Stds 1, 2 and work file rules. But somehow we are supposed to meet all of Std 2-2(a) for $125 or less with a 1-2 day turn time? I get that some of the coach systems have this type of workflow on auto pilot with virtual assistants on the other side of the world filling out every line, but for true indie appraisers who care there is no way to make a living and meet USPAP obligations for $125.
