Appraisers are weak
How much do we get paid for a hybrid Rex and how much time does it take to complete one?
 
FWIW, I don't do any "alternative valuation products" but the hybrids are nothing more than glorified desktops. While desktops for some reason are acceptable substitutes for real appraisals to some of the holier than thou, they have the same effect on appraisal fees and need for "full appraisals". The level of hypocrisy and flat out hair on fire commentary here is beyond belief. Rape ain't rape if you agree ahead of time, and desktops and hybrids are not forced on any body. The simplest way to make them evaporate into the ether is for appraisers to refuse to participate. Just say no.

Why would a licensed appraiser ask what is a desktop? You can't possibly be that stupid or ill informed, while posting opinions about hybrids... or could you?

Some one is dumb enough to loan money site unseen (taxpayer)?

Kind of like no doc loans. Another brilliant idea by the all knowing club.
 
I was just talking story with another appraiser on another appraisal problem, and he mentioned in passing that he's also been doing desktops for Wells for several years. Three comps, qualitative analysis (rank the subject in the range), etc, etc. It's their proprietary form and there's a Datamaster setup for it that reduces the data entry time. His end takes 20 minutes including putting together the workfile. Fee at $60, except that if he can't do the assignment in that format they bump it up to a 2055.

Just an anecdote.
 
good let the drones do desktops for the mini fees leave real work for real appraisers....when I get too old to drive I'll sit on a** and do desktops if any brain cells left at that point.
 
Will you no longer be a "real appraiser" if you get to the age where you want/need to work but find it better for your situation to work from home and at the desk vs. driving to inspect the property (drive-by or interior)?
 
I'll be an "appraiser lite" ...desktops are cliff notes not the book... if someone can make $ from desktops and clients are fine with them it's all good...

Fair enough.
I think you'll still be a real appraiser... but completing an assignment with a SOW-lite compared to what you typically do now.
