You can attempt to spin "regular users for similar assignments" to mean all mortgage lending assignments if you want. You have never allowed the facts to stop you before.

And remember what I said about the burden of proof being on the state to make their case, not on the accused to prove a negative. You can assume otherwise, also on the fact-free basis.

And remember I said no one is collecting that data.

But hey, if you're so convinced you're right on the subject then you should be picking up the phone and alerting your state board to provide fair notice that the board opposes these products and will investigate/penalize any licensee who is found to be doing them.

I did not say you said that. Again putting words in my mouth.

In fact, I can demonstrably prove the negative to that. Perhaps you have missed my previous comments about having developed my own set of appraisal forms back in 2007 and having using them in lieu of any appraisalware products for the last 10 years? And not just for SFRs, either. I use those forms for most property types I appraise.

I did not miss any of that, and in fact, most commercial appraisers develop- their own forms all the time. Dang, almost for every report, depending upon the templates you've already developed.

You should apologize to me for the false accusation and refrain from doing it again.

You have no clue, so of course you never realized that despite me stating that scores of times here on the AF, including numerous times directly to you.

To answer your questions, I do not personally insure any mortgages but my company's insurance in force is over $100 Billion.

If you want to know the limiting conditions in an MI policy, go look it up for yourself...All of the major Mortgage Insurers' master policy documents can be found online.

I wanted to give that answer (which is my initial, reactive-answer) before I added a qualifier, which is..
But I'd need to see the intended use and SOW to really make a credible conclusion.​

So, yes. At $50, I'm skeptical. (my bold for emphasis)

Now, let me ask you the same question with a modified fee rate:
Do you think it is likely that the plenty of appraisers doing them for $150 do a credible job?

And, slightly modified further:
Do you think it is likely that the plenty of appraisers who would do them for $200-$275 and they'd do a credible job?

Because now what we are talking about is the fee (not the assignment type or SOW or intended use).

I don't think there are plenty doing them for $150. But yeah.. I think for $150 - $275 it is possible do a credible job.

Do you think that starting the fee at $50 and raising the fee little bit at a time until there are enough appraisers to fill demand will attract the bottom 20% of appraisers in terms of knowledge and competence? Do you think that is a good idea to have these bottom 20% of appraisers valuing 500% more collateral than they are now?
 
Always scratch my head when a home owner calls me for a PMI removal appraisal and they say, "our lender told me to select an appraiser."
Yes, that seems pretty stupid to me also, but I also know that some lenders do pick the appraiser in those situations.

Everything that gocees on in your mind is rather weird to normal people. It is not surprising that you are probably the last regular participant on the AF to realize that I work for a mortgage insurer even though I have stated that dozens or times.
 
I would like to meet a appraiser that got kicked off a hybrid panel or was refused work for poor reports when they were offering to do them for $50. Somebody speak up.

What's not to know? Appraisers have a broad latitude to develop different workproducts. I can't understand why you would even ask the question, let alone frame it in "Tell appraisers why they can't " terms as if I had ever suggested otherwise. I'm certainly not telling or suggesting appraisers can't compete with the suits.

Of course, if what you're really asking is what those users will want to buy and from whom then the answer to that question might vary.

So you are saying that the AMC won't want to buy the appraiser's product?

Yet the AMC is not an intended user?

This is starting to sound like a bunch of anti-trust considerations, with AMC owners holding patent on some of this software.
