I am not doing the 3.6 FORM deal

If deficient, could they offer remedial math courses to bring students up to speed? Question is, whether the students are sufficiently motivated to take/pass the remedial math class. And if not, are they really university material? or would a different direction be more productive?
It will take those taking remedial classes to graduate a bit longer. More financial aid to stay in school.
Some majors don't need that much math.
Appraisers do need some geometry and algebra. When I took geometry in 8th grade, it was so hard. Same as Chemistry. First time I heard of atoms.
I didn't grow up prior hearing about geometry or atoms. The second time I took those subjects, I excelled. College was like relearning but in more details of the subjects in high school.
 
I'm gonna start a thread on the day the "UAD 3.6 Abomination" becomes "Law" where everyone who winds up retiring because of it can come add their name and comments. Should be interesting. :popcorn:
 
Appraising is like 2nd grade math compared to most engineering fields.

AI can't figure it out....yet. But soon, sooner than you think.
It's not that AI can't figure out the math, it's all the other stuff. Commercial appraisal software and things like that can already do the math now.

My prediction is you’ll start that thread in the fall of 2035…..or a few years later if they run into technical issues. :cool:
 
AI is so good...that it has taken the gse's 8 years to roll out a limited edition of 3.6 :unsure: :rof:
 
Maybe other posts on this topic...haven't posted in a long time. After reviewing and watching Alamode video's, I have decided I am not doing the new 3.6 form that they don't want to call a "form". The software is terrible, is going to take so much more time and remove all of the analysis. My eye's physically can't take it nor am I gonna make my secretary transcribe my field notes and check boxes for hours on end. The kids can have it...they are gonna take it from us older appraisers anyway...what choice do they have but comply and turn from appraisers into check boxer people?

Will focus on private work and just slow down. I think it is ironic that there is gonna be a mass exodus of appraisers willing to do GSE work (I bet 40%) in the next 18 months which will completely antielite the industry. Gone almost overnight. But, there will also be a massive drop in need for all the people that created this software, (which is terrible to use) and their GOVT friends. I guess the people at the GSE's think they are all gonna get to keep their jobs somehow even though all of us are gone?

Why didn't the software companies get together and just tell the GSE's no? Alamode and ACI are gonna lose 40%-50% of their subscribers before this is over. No one is going to do this unless they are 20 years old with young eyes and want to sit in front of the computer checking boxes all day. Such an obvious problem with the new form. Guess we haven't been property appraisers for a long time if a software company or bank can obliterate our industry. The people doing this to us will have consequences from the mass exodus coming too though...so there is joy in that. We are all gonna be in the unemployment line together.

Clients/Lenders have been lowering over fees over past few years. They think they can continue finding appraisers working at low fees.
The coming new UAD will increase our fees. There will be less appraisers willing to work at low fees considering such a long time consuming form. It be more profitable working at McDonalds in CA.

I was asked to do a 950,000 sale last week. They sent it over for 605, and I said 750. It would be the highest sale in that city. It would not be easy, and I would have to expand the search and drive time for looking at the comps. I got all kinds of push back. I ended up getting it, but I got to thinking, “Fee increases with the UAD 3.6 will not come easy.” And there are always appraisers out there wanting to work for nothing. And then I decided, this may well be my last year. Just too many negatives. I’m retired and want to reduce stress, not increase it.
 
Big pay day for everybody, except us. Any who, since there seems to be no appraiser input into this uad.abomination, what makes you think that the field imputing will follow your routine. There are tons of questions. So will it flow like your walk thru, or you will be flipping thru pages each time you wanna input that 1 bit of info. Bring lunch with you, and start your walk thru early.

Make the inspection part so torturous long that appraisers will screammmm for someone else to do that bit. I guess you will either spend your day at the house on your laptop, or spend it in the comfort of your home. My choice is simple. And if bradford can do the comps, it can only be equally as bad as the comp super CU finds. If bradford can do everything now, why need you, except to sign for the liability. Will bradford have liability insurance to cover your signing a bad report.

Not sure how it will work, but one webinar I listened to highly advised using a tablet in the field, said it will save a lot of time. I am biting the bullet and starting the learning process now. I am 100% paper now and the change will be hard. I don't think I will ever give up my sketch pad though.
