I live in Arizona, but just completed a review of an SRA's appraisal in Florida

The REVISED REPORT! THIS IS FHA by the way.

Funny after my rant last night, my buddy calls me this morning with a revised report from the original appraiser with a lower value (this is an FHA report). I can't make some of this up... Instead of me voicing my opinion on the revised report, I'll let some of you play the role of judge and jury. Just my two cents... This is everything that is wrong with our industry! The advanced feature only allows you to upload three pages at a time... Let me see if I can figure this out.

Either way, when I'm in Tampa the week of the UF game, I would love to pick the brains of some of the industry juggernauts that are on here if you're up for a beer (not about this report, but about our industry in general). I know a good dive bar on St. Pete Beach (JB's Oasis) where the owner always makes appraiser shots for us (there were two appraisers that went there everyday and we always had good conversation - one of them recently moved on to appraiser heaven though).

I'd suggest contacting Frank G when you are in the St Pete area. He was the former FREAB chair and assisted in the development and passing of the Florida AMC regulation bill. Frank prefers tequila.

Dream on Sheriff, FSU currently isn't comparable to UF on the gridiron.

Sheriff, that is why the game is played. Drink plenty of fluids at the game-the heat is a killer.

I'm more inclined to expect the latter rather than the former. :new_all_coholic:

On the appraisal parts posted, I would love to see the guys support for the minuscule adjustment for conservation area view. In my experience in Florida the privacy afforded by that type of lot warranted a substantially larger adjustment. Maybe it is different in that area. I don't know.

THE PAGES POSTED DON'T INSPIRE CONFIDENCE. :rof: The lowered value due to the $5000 adjustment for the malfunctioning A/C sounds about right based on my recent research.
 
You nailed it Couch Potato... The posted pages definitely don't inspire confidence. My point exactly...
 
Hey Sherriff, you are in luck, I cover that area and I'd be happy to do a desk review for you, free of charge, just PM me a scope of work.

This I will say, the sale price for comparable #2 is wrong, it should be $210,000 not $220,000, and the view adjustments are likely not supportable from pond to golf course or conservation, while the pond to standard lot adjustment is likely too low.

Also comparable #2 is definately NOT ajdusting higher because it is a ranch.

If I were to grade the report A to F, I'd give it a D+ or C-. It is passable for its purpose, but not by much.
 
I'm scratching my head on the A/C comment. If the A/C isn't working adequately, this is an FHA, it is to be made subject to its proper function. And on a 7 or 8 year old house, I'd bet the fix is minor, just a cleaning of the system because the lines are clogged up. Something less than $500. But if it shaved thousands off of the price for your buddy, good for him.

Coach, the reactions for views have fallen off considerably. I have a paired sale in the neighborhood showing really no reaction for the pond view vs a conservation or golf course view. But the standard view of comparable #4 is looking too low based on the minimal research that I have done.

Appraising in Florida has become an adventure. I am a 22 year appraiser vet, but I have a college degree, and always stay current instead of being stuck in the 1980s. The first principal is "Nothing remains static", and first and foremost the appraiser needs to take that personally. I'd like to be able to meet up in St. Pete, shots of tequila are hard to refuse.

I disagree. To the regular buyer it "doesn't work" And if it was such an easy fix why didn't someone do it already?
