The lowered value due to the $5000 adjustment for the malfunctioning A/C sounds about right based on my recent research.I disagree. To the regular buyer it "doesn't work" And if it was such an easy fix why didn't someone do it already?I'm scratching my head on the A/C comment. If the A/C isn't working adequately, this is an FHA, it is to be made subject to its proper function. And on a 7 or 8 year old house, I'd bet the fix is minor, just a cleaning of the system because the lines are clogged up. Something less than $500. But if it shaved thousands off of the price for your buddy, good for him.
