Khacki shorts and bad legs are the uniform of the day. I try to go from Memorial day to Labor day without once wearling long pants. I am buying a new pair of shoes today. Well overdue and not easy. I wear a size 16. Yeah, yeah, bult in snow shoes. I go into a store, ask what do you have. They bring out 1-2 pairs, I pick one and go.

I am in the Tampa Bay area of FL and I do my appraisals in shorts most of the the year. I also wear a "golf type" shirt that has the logo and name of my company on it, never had any problems, did the same in TN also.
Something that I hear a lot of appraisers saying is that they "inspect" the property. I do not "inspect" the property, I "observe" the property. I am not an inspector and I never use that "inspect" word in any of my appraisals either.
My guess is that he was a realtor doing a BPO.

Diego is right. Too often we assume too much. Maybe he is going above and beyond because he happens to know the code to the lockbox or have a lockbox key. Or perhaps he is appraising a different house and he is inspecting the inside of this one because it is competition and he can get in. Most banks use the same lockbox codes over and over. If you have the ownership and a list of the codes you can get into any vacant house you want with that and an MLS lockbox key. I know I do it regularly and I take interior pictures of the comps I inspect because it is easy to get them confused.

As for shorts and flipflops, heck, I'm from Florida, even the police and mailman where shorts and flipflops (closed toe clog type). It is something people from the Northeast (where I used to appraise) just don't understand until they get here. I won't judge an appraiser (or anyone else) by how he looks or dresses on any one day. What I am seeing is a snapshot of who he or she is and judging them over it is more of a reflection on me then their appearance is on them.

Judging someone by what they wear or how they look is superficial. All I have to say is, Steve Jobs and Bill Gates.

Jennifer, a few years ago a whealthy friend of mine asked me to go with him to the Porsch dealer to look at a car. He wanted to test drive the most expensive one in the showroom and no one whould help except an older salesman because of our appearance. T shirts, shorts, slip flops and 2day old beards, well that older salesman talked the boss into letting us test drive the car. He bought it cash that afternoon and the older salesman got one hell of a commision!!!! Never judge a book by it's cover...............

Well I guess you better not sign that 1004. Certification #2 says that you visually inspected the property.

OMG! My husband does that too. We call him Wierd Mr. Wong when he dons those lovely socks/flops combos.

As for the wierd lawn mowing outfits....my ex-husband had an interesting get up for that occasion. We were broke in college (who wasn't?) and were given an old Honda lawnmower that used to belong to a cemetary. Industrial strength engine, and I really think it should have been yanked off the lawnmower and put into a go cart for HBU. Anyway, it had a really bad habit of throwing big rocks. Las Cruces, NM is HOT in the summer, so he's in his shorts, no shirt, boots to protect the shin bones and.....his chemistry goggles so the rocks wouldn't get in his eyes. He and Donna's dad should meet for beers sometime.

This post appears to have gone the way of a "what do you wear on inspections?" posting. I have been waiting for this post to come back, cause I just bough three new pairs of Dockers, cause they were on sale (!) and in my size (!!!) woohoo and my company just got new polo shirts with our company logo. Very nice.

well I am in So Ca and lots of appraisers were shorts and flip flops, as for me i am still a little conservative and have those old plaid shirts the ozzy wore in the fifties, my legs are really white ( no tan ) and banged up , so shorts are not an option. As far as the men appraisers some really do look unprofessional but then again, we are like cowboys and do it our way ...

A "visual inspection" is far different from the word "inspect". Using that "inspect" word in a report COULD IMPLY that an appraiser did something OTHER THAN a visual inspection. Let me make this perfectly clear then I NEVER TYPE THAT "INSPECT" WORD IN A REPORT I always use the typed word OBSERVED, that is what a "visual inspection" is, an observation. But, some people could be mislead by that word so, I don't use it. I can't change the printed word but, can make it perfectly clear that an "observation has been performed of the subject property. The USPAP does not require an "inspection" although one may be conducted. An appraisers "inspection" is limited to those things that are readily "OBSERVABLE" without the use of special tools or equipment. I do not want to imply to anyone who may get a copy or ultimately end up with a copy of the report that I did an "inspection". To imply an inspection can be far to reaching in my opinion. Therefore, in my typed words in the report the word is always "OBSERVED". See Advisory Opinion 2 lines 49 - 51.

In response to Don C's question as to why I was crawling under houses: I wasn't really crawling under houses, but I have had to crawl under decks and porches to get to the access door of the crawl space...perhaps it is the area where I work, but this happens frequently. The "duck walk" works sometimes, but not always. The older I get, the harder it is to perform the "duck" moves! My knees have been making funny noises for some time now. Anyway, I nearly always get dirty, so the "jeans uniform" works best for me.
