Incoming Trainee Data - Florida

I don't remember the exact #'s, but in the CE class I took in march, the instructor said FL has about 4500 active trainee licenses and 4500 certifications. Those #'s aren't correct, but they were both between 4000-5000.

He said 2 yrs ago there were over 12,000 trainees.

FL had about 400,000 RE agents active in march. I expect that number is also dropping like a rock.
 
Very interesting data collection Mike. Thanks for taking the time to pull it all. I think the inactives will baloon after the CE requirements come due in November. Appraisal CE classes are much more expensive than the RE agent. I guess that data wont be available untill jan 09.

You are welcome. It really wasn't that time consuming. Just dowload the FL appraiser database into Excel, filter the data, and you are good to go.

Look for more to come from me until I wear it out. I'm paying close attention to the supply of appraisers and how the #s will change in response to the new AQB requirements. Actually, I've toyed with the data for all 50 states. The ASC has a similar database. I love number crunching.

I think in the next 2-3 years the perception of a shortgage of appraisers will catch on in the states that no longer issue the Licensed level category license. It will be very interesting to see what happens when the market notices. Are we going to hear cries from users that an actual appraiser should not be required for this or that or will states like Florida reverse themselves? Will the sweat shops argue they should be able to use an unlicensed inspector to inspect properties because the Trainees stop entering the field? And will the regulators roll over?

I confess, I'm not optimistic - experience has taught me the mortgage industry is going to make loans - period. With or without appraisers.

Have the numbers for Colorado?

The Appraisal Institute has some interesting figures on appraisal facts for now vs 30 years ago that relate to this thread. I think I picked up that article in this months CO AI publication.

Mabye an appraisal will be worth something again not to far in the future.
