Increase in insurance

I got quote from first repairman. Yokohamas are best but would have cost me $800 for fire tires.
Cheaper ones CheapoGlenn (forgot actual name) tires were $600.

I have larger commercial property more than twice its size (but not in SF) and the premiums about same. WTF.
Nando doesn't like to be taken advantage of.

You have said many times that She makes more money than you and since in CA 1/2 of real estate is hers what the hell does she need you for ? To go to Disneyland or hear all the crying every night about how you cant manage properties :)

I have another commercial insurance coming due and it increases like usual.
Past few years it increased 3.97% and 5.39%. Is that what y'all experiencing.
The cost to rebuild is like $360/sf.
Not trying to be cheap...ok I am penurious in cutting my bill. The chance of completely burned down is low.
Do you think it's a good idea to ask for lower fee for lower replacement cost?
Not if you have a water leak, not a time to go cheap. Besides you're low already and will have to pay out of pocket.
 
His Property is not in a Flood Zone or near water and the only water damage is coming from the 80 year old water main pipes that keep breaking- I have no idea why he keeps talking about FEMA :)

Prior post I said for example. I could have said $2 Million. The amount doesn't matter.
I had a guy who lost his home in the fires in ca...$750 per sf, in 2018...so before the inflation nightmare hit. I can't imagine it being less than that...you're an appraiser what does it cost to build, check your land sales and extract it out. Insurance only covers what it covers, don't fool yourself

Fernando seems to believe he has a clause in his lease agreements that the tenants are supposed to pay for Plumbing issues between the walls. So he's waiting for his tenants to handle it...

If they won't let him fix it how do you think they will be about damage to the adjacent unit.
