Increase in insurance

If they won't let him fix it how do you think they will be about damage to the adjacent unit.
Amy, Fernando has been waiting for the tenants to fix this... even though it's his building. He's coming to the realization that "he" has to do something about it. But one of his tenants is bullying him to think that he can't.

It's dumbfounding.

I agree, Fernando don't put up with it!
 
The uncooperative tenant has a grease trap which I believe is clogged. She says she serviced it but I don't believe her.
So I'm hiring a grease trap company to come over at my cost and clean her grease trap. She says it's a waste of money but I have to.
If it's cleaned and unclogged, this water leakage problem could be solved.
 
He can pretend he is living in a fools paradise and he knows darn well what reprocution costs are in the Bay Area on even Class C-Commercial which are normally $350.00 a Square Foot plus. One Million $ in that area wont even buy a vacant Lot :)
I have $10,000 deductible. I can save $350 in premium if I raise my deductible to $25,000. I think chance of a disaster will be low this year. What do you think?

Since I put the Russian Voo-Doo Curse on you it just will get worse and worse and so yes I would get the $25,000 deductible- I had a vision the Old Main Line is Cracked and its going to burst this summer and back flood the entire building and its going to be real bad . Its not the grease trap all the Mains to the street are done.

That's my nighmare for all my properties - cracked main line. Hate these old buildings. When it happens will insurance company pay for it?

Probably Not as you have not fixed it and all your tenants will tell insurance investigator units had been leaking for years and you did nothing.

So only when main completely burst, that's when Insurance company will pay. With maintenance they won't. :unsure:

Nobody can answer that question in your case its not maintenance because a former Plumber told you it was the main line years ago. Now you are just trying to buy time but
too much evidence shows this has been a ongoing problem for years that you have keep placing band aids on.

Its now like a crime scene and your tenants are the eye witnesses as past blood stains are evident inside and outside the building. Poorly patched ceilings from water from roof and lower walls stained by backup water lines. You also have a large tree root going into it from outside. Pray the sewer line is not 75 year old Clay and doesnt back up then its all over.
 
The sign Fernando going to be seeing soon due to his non-upkeep policy....
