Industry's Guide to the New URAR

There's no way they would create a system that didn't allow for templates. This thing won't ever get off the ground if that's the case.
 
The monumental endeavor will be having to type in every line now in this form, because you won't be able to have a template for the redundant stuff.

No need to kill the appraiser. Make the new form so unbearable that they will kill themselves off. Them we gotta use fannie avm, appraisers all gone, good.
Don't have it in my hands... but I suspect we will still be able to paste in prewritten comments and probably be able to use templates. If not, it's our own fault. A lot of errors I see in my review work are seem to be due to the appraiser cloning reports or using a template and not being rigorous about changing the report to be correct for the subject property. If I see those sorts of issues, so does Fannie.
 
Although i'm not sure about templates, you probable can have 1 condo, URAR, multi, etc. You would just save them as before with a different file number in the format that you need.
Nobody could do a blank form at any reasonable fee. I'm thinking now you can do a template, but it's all the new minor minutia that you will have to newly add for each property.

Never good to have idiots doing what they think is good for you.

Does anyone wonder why they are going through all of this trouble when waivers and PDR will dominate the market?

To make the appraisal to match the PDR for the data.
 
Does anyone actually believe they’re going to have this revolutionary new form ready for release by their target date? If my memory is correct, the current 1004 with a date of March 2005 was many months behind schedule with dozens of minor train wrecks and “never minds” from on high when it was launched. I can still hear the screaming that went on then. I’m not worried because the experts behind this miracle form were middle school hall monitors in 2005 and have now moved on up to become AMC check list managers with Facebook designations., some of them may even be Facebook moderators. Will there be a drop down menu that shows whether the contact was called within 4 hours after the assignment was placed and if the turn time was met? I can already see red marks on the form for late reports.
 
A question I have about the new form is this, will we be able to at least partially clone prior reports? It will be helpful for specific properties and for particular subdivisions. I've completed about a dozen 1004s over the years and a couple of 1073 condos and it would be nice not to have to begin with a blank slate. I'm going to make a point of going to a live CE course around the time these become mandatory just to hear the old goats wail and screech about the change. :cool:
Good question, from what I observed at the AMC Fest probably not BUT we're still a year or so out and development is ongoing. FWIW getting back to the Turbo Tax analogy, possibly merge some common info (market area, etc.). But if you dig deeper, the process (at least at this time) is leaning heavily toward gathering subject specific data in the field (think fields like Front Door elevation), so I'm not sure the software will merge or pre-populate that data. Another issue, since there are no "forms" every software provider is developing their own solution.

Call me cynical and paranoid, but I fully expect for a new product to be introduced at the next Vegas AMC brothel fest that will be a single gadget that performs all necessary functions for a princely sum, rented or purchased. This gadget (possibly 2 combined) will be a combination camera, laser, tablet, cubi-casa, etc. etc. etc. which they claim will perform all tasks in less than 30 minutes. Naturally if you buy this product, you’ll be able to get business from multiple AMCs and if you don’t, you will find yourself branded with the scarlet letter.

They already have that , it's the $225 appraiser with no risk to AMC.
 
Is that a current fee? That sounds like a Landsafe fee in 1999
