I don't know hound dog. The govt may take over the gses completely.

They have every right to. They are like you would not be alive if we did not bail you out.

Actually you know who bailed them out.
 
i don't know what a gse pays the govt for a bailout, however it makes me wonder if govt just don't take them over completely.

You are no longer GSE. You are now part of the federal government.

What is your stock worth? Okay, you are done as a GSE.
 
Well, since we're slowing down our business and living more starting in 2025 anyways, I figure if we work close to the same amount of time for half the $$$ for a few years, that is gonna be OK too.

Don't get me wrong - I am dreading the implementation of this (totally unnecessary) bureaucratic reboot of the entire appraising universe, but change is a constant in life and the rule is "adapt or go the way of the Dodo". No point in getting spun up over something we never had any control over anyway.

In the grand scheme of things, its not a "show stopper". You know what a "show stoper" is? A show stopper is when, out of the blue, you - or someone close to you - gets the word that they have a life-threatening condition and there is only a couple of months (if that) to prepare for the risky operation.

That experience, with its "life's rug is being pulled out from under you while the room seems to spin" is a "show stopper".

The new UAD is not that. Its an annoyance to be sure, but its not a "show stopper". ;)

For sure. Most of my friends recently hit the 70's and health is the main topic of discussion. Of course, the only drugs we take now are prescription. :)

Don't forget the photos. I've mentioned this before, photos are already being scanned by the GSEs on a test run basis and every software provider is baking this capability into their UAD 3.6 programs. And it's dang good, getting better day by day. Make of it what you will, but the GSEs aren't doing this to help boots on the ground appraisers grow their businesses and the software providers are just hoping to be the first to sell off and cash out (like Biggers with Mercury Network).

The monumental endeavor will be having to type in every line now in this form, because you won't be able to have a template for the redundant stuff.

No need to kill the appraiser. Make the new form so unbearable that they will kill themselves off. Them we gotta use fannie avm, appraisers all gone, good.

Are you talking about R retirement. That certainly works for me, but oh so boring. Back to my fix and flip days.
