Your points are understood, and have been for, well, since the day I arrived. MY point is that you don't even see that I understand your point. You lack any amount of sympathy, let alone empathy, for the reality that is the here and now. You are cold, and quite frankly, mean.

Secondly, that you even had to ask such a stupid question equally tells me that you don't yet understand MY point(s).

I am not a stupid man, I would respectfully request you cease treating me like one, regardless of your emotional predispositions.

Well in my best cold and mean tone ... and regardless of my emotional predispositions .. I cant empthasize with your "shucking" and "jiving" because its something that I simply dont do. If youd stop ... well there goes my emotional predisposition again ... my apologies.

Your characterizations of me have been far harsher than mine of you. Then again .. I dont keep score ... just making the observation.

And thanks for putting me in the same group as Mr Rex ... a pretty darn fine ethical appraiser and I am honored to be in his company.

Hold on there young buckaroo, how in the heck did I get in the mix of people putting you down, you asked for “Your thoughts, please” and I did. Then you jump on me like I have a problem. I am by far not “the usual suspects” as you put it, of putting you down, but it is not my fault you create your own problems Dave. And, Yes I do know some of them FBI types as I am related to one. I would not expect they would send someone on your words alone, but maybe they would be willing to listen and investigate, maybe have you record the conversation so they can build a case to put them into jail, but I guess that it too much for you to handle.

Is it better to tell the comp checkers NO and send them on to Skippy or to simply take the orders and complete an unbiased appraisal???

LO is going to say that the borrower just wasted $350...I say they may have saved THOUSANDS. Because we all know that the LO is going to call and call and call until someone is going to make the value. Then, years down the road when Mr. or Mrs. Borrower want to sell their home..OOPS, We owe more than someone will pay????

Who loses out here??

Aren't we actually doing a BAD thing if we push Mr. Mortgage Broker off to Mr. Number Achiever??

Wade ... in this mortgage climate my guess is the number hitter is going to be called anyway and the borrower is simply going to be told that WE didnt do our job and they have had to hire another appraiser. The second appraiser gets paid at closing. No matter what WE do ... the fact of the matter is the number hitter will be contacted if hte first value is low.
 
I become rather violent inside and want to do nasty things as a result.

It will at least prevent some. Not many borrowers I know will jet out $350 and not want to know what the hell happened with that appraisal. They obviously know something is up when another appraiser calls to schedule an appt. If the borrower still goes for the deal KNOWING that their property is not worth what they need then it is as much their fault as the MB's.

Its better to do SOMETHING, than nothing at all.
