Is AI too honest for appraisal work?

No different than applies to most workers when they're on the clock. That self-employed carpet installer can't expect to retain their business relationships by antagonizing the property owners. That McDonalds worker isn't free to preach their antifa sympathies to their customers. Etc., etc.

So, tell me I am getting this right. You want to be able to describe the subject neighborhood with crime stats, racial and religious composition and then make location adjustments based on the same factors? Your defense is George Orwell and freedom of speech? And, you oppose any bias restrictions in words used because you do not want to produce a misleading report? :)

If it was a lawyer or doctor or accountant or even the clergy, same thing. Which you would have understood the parallels from the outset had you spent 10 seconds thinking about it.

Just a question... since it is obvious that crime stats, school quality, water quality, taxes, religion and even race is considered by SOME buyers be it, legal or not for us as appraiser to discuss or quantify and analyze same, doesn't USPAP imply that we discuss the whys of the market and what is impacting it? Or do we simply comply by only discussing, considering and quantifying the generic factors that are not controversial? Asking for a friend.
 
Property attributes do not include personal attributes. We are not advocates for the neighborhood and we're not critics of the neighborhood.

IMO, trying to get into the various "whys" is pointless because it generally doesn't matter why one zip sells higher than another. It's the "what" that counts - the effects of which we can demonstrate. Not necessarily the effects of the one (in isolation to all the rest) "why" that we cannot demonstrate.

Besides, if we're speculating why people do what they do we're going to be factually incorrect at least some of the time. All that amounts to is adding an unnecessary subjective judgement. Where none is required.

If you don't need it in order to do what you do then why are you trying to do it? Why do I pick comps with the same location? I do that in order to avoid having to deal with that variable at all. The simplest adjustment to prove is the adjustment you don't have to make because you stuck to the same variable.

If you don't like them then don't work for them. Don't work for lawyers or bail bonds brokers or insurance companies or used car salesmen or politicians, either - because some of them aren't entirely honest or fair in their day job.

And the issue is what the laws allow people to say on their own time. The issue at hand is what the users can/cannot use. They can't get caught using reports containing certain commentary which is interpreted by some to be inflammatory or offensive.

Does a lender or secondary market investor have the right to accept or reject the work of any appraiser based on communication issues? Yes. By the time that "yes" exists, every 1A argument after that then becomes moot. It's not just HUD or the DOJ or the GSEs you're fighting; it's everyone who has a finger in any aspect of that transaction.
