Is AI too honest for appraisal work?

Been about 15 years since I've travelled down the I5 corridor. Even then, Portland was sketchy. Salem and Eugene felt pretty safe as I recall.
There safe just many stoned and seems everyone is sick or disabled or they just are whiny butts. It's a whole different world with mostly pasty white liberals and lots of homeless outside Portland. I'm starting to think constant rain and little sun no vitamin D and lots of depression and alcohol and drug abuse.

Similar to much of Washington State beautiful but long dark rainy winters makes many folks drink more or smoke pot.
 
This AI is a Fascinating topic. . I imagine AI will figure out how to produce electricity using Nuclear Fusion instead of Fission. AI data centers will need a lot of energy.

Which brings me to the much larger issue. We already have an energy deficit. So you as an appraiser may have to wait in line. The big data centers are being built now. electricians are in short supply and they are making $250,000 per year now . wiring those data Centers along with all the other wiring that is needed now.
 
I looked at one AI appraisal demo that used crime map data to estimate value, gasp!
It shouldn't surprise anyone that there is a correlation between high crime and low market value. For an objective analysis, you should consider all factors except those related to "types" of inhabitants, because that then discriminates against all individuals of that type, regardless of where they live or any other factors. I think the message in this post - shared by some politicians and liberals - is that if there is a correlation between anything and race, then that "anything" should not be considered in valuations. That is a fallacious assumption because race correlates with various factors that are considered legitimate decision-making factors for credit: income, credit rating, criminal background, etc. Despite averages and correlations for groups of any kind, applying such stats to individuals, who always belong to some group, is unfair.

Now, the politicians may decide that using criminal indexes for appraisal is unfair because it so heavily discriminates against certain groups. That's for the voters to deal with. And in any case, this is really a kind of discrimination against the market value of homes in certain neighborhoods, - and if an owner doesn't like it, they can move to another neighborhood.

Since AI can't be programed to do whatever, or re program itself, it can't.... Oh wait, never mind about honest AI morality.

Maybe you get a skippy AI that sees it 'on values' be a happy thing for it's makers, so why stop making them happy.
 
Yet some neighborhoods are in transition due to a variety of factors. Will AI be able to keep up? Not if it is not privy to and higher or local governments actions, My guess is they will update their data with AII do see a problem for appraisers. or any AI users We are operating across the united states at an energy deficit I Use AI C0-pilot Free version. It does cut me off once in awhile due to my usage. Now I could use the paid version. Why?

I don't see residential appraisers being very high up on the priority steps, of importance. considering medical use which is very important.

Why wouldn't AI be able to keep up? It's reliant on the same data as human appraisers.
 
When was the last time a city council changed zoning , did they update their data at that very moment? Ot did they update tjeir zoning at a later date. Like three days later. and did they have a connection with AI?

If they didn't update the data how would a human appraiser know it and not AI?
 
Well I guess if they updated zoning then the GIS is updated , but it depends if they are also connected to AI. But maybe not.
