Start a fund. Let an independent auditor choose the consultants and get them to request the ASC to consult with them. Do it somebody. I would probably want the ASC to help choose the consultants though. The ASC luvs us so who wouldn't want them to help choose the consultants. Give them a list of consultants from the independent auditor to choose from. Who knows? It might help.

It's hard to tell sometimes.:) And sometimes I get ill as a result. But, I know there are many here wished independent appraisers would disappear and I keep that in mind. Many of those who wish that are very............something..........I can't put my finger on the word......wishful might be the best word. They don't like the fact that government requires us. They hate it in fact. Just a bunch of BS as a result. The weird part is the people who hate us because the govt requires us would not have a job without the govt. LOL
 
Sometimes I think they want us all to be employees for long term residential mortgages where the govt is insuring the mortgage and I guess that may be where the govt is going. Of course that is only one segment of the appraisal business, but a very large segment.

Alright

1)so you have a group that thinks if the govt gets out, then AMC's and banks could control long term mortgage appraisals, which also includes avm's. If they could get control, avms would be fine with them. (AMC's are in this group because they would try to run the avm's.)

2)a group that wants to get rid of AMC's and them work for the bank directly on long term mortgage appraisals

3)a group that says AMC's are ok, but pay us C&R like the laws say,

4)a group that says supply/demand will fix everything. (this group needs to get real and go take a class or two)

I think group 1 is out. group 2 is out. group 3 is likely, but that group may wind up as employees of the govt eventually which will be very nice to them, and group 4 is dreaming because they don't understand all the market forces at play (brainwashed somewhat).

All of my synopsis is relative to govt guaranteed mortgage purpose appraisals, especially long term ones, but maybe short term too.

The government is going to control long term mortgage purpose appraisers and you better pray they do, just like the farmers did when the govt set price floors for them a long time ago. If you don['t like that, then appraise something else for some other reason. If we were guaranteeing long term mortgages we would want to have some control over the appraisal process in order to protect our interests.

In my opinion this is nothing but a p****** match between a bunch of old men. The younger appraisers could care less and most of us older appraisers could care less because this is just a power struggle between two old lions that probably should have been euthanized back in 1992 or 1993. Nothing is going to happen and the AI would be better served to spend their resources on helping their members. This is starting to look like one of our political parties conventions, lot's of party hats , talk about repealing laws that were passed years ago and getting a bunch of old geezers excited about thinking about how good life was back in the day. I am one of those old geezers BUT I learned a long time ago don't get into a fight unless you have a chance to win. In this case I have no dog in the fight so I will just sit back and laugh. The AF is not going anywhere in the near future and in my opinion they will probably last longer than most of us appraisers.
 
The difference between NAR and the appraisal associations is NAR does not feed on it' own members. I have been a Realtor and broker since 1984 and NAR backs their people and when the State starts getting to heavy handed or the local bureaucrats start attacking us they step in with a lot of money and call their Congressman and Senators. In election years NAR gives millions of dollars to elected officials and also keeps track of how they vote on issues that affect us. The appraisal organizations left NAR years ago under the self righteous belief that we appraisers were superior. One old AI member told me 25 years ago that if I continued laying with dogs they would give me fleas. ( He was talking about NAR)

In summary: Appraisers have been shooting themselves in the foot for years and it only continues to get worse but the mindset never seems to change. Appraisers are a lot like blacksmiths in 1910 they never believed automobiles would put 90% of them out of business in just 20 years.
 
The post starts with a false premise. Nothing limits TAF to real property. Congress has only recognized some of the work that TAF does in real property, but there is nothing that "limits" TAF to real property only. TAF has been a multi-disciplinary entity since its inception.


Ok, I have to ask a question here because of my stupidity. What exactly can they do because I think some people are thinking they can do what they can't do? I don't want to take much of your time, but some people are talking like they can do things that other people are saying they can't. Like state related is where some people seem to be in disagreement.
