Is PCV MURCOR about to follow First American?

News Update: Appraisal Software Survey.
PCVMURCOR is conducting a survey of what appraisal software packages our appraisers use. We have recently intergrated with ACI E-Services and HotSpot and would like to know if there are other software packages we should consider to make it easier for our appraisers to do business with us. Please take a minute of your time to fill out our survey.
If you have not yet informed us which software you use please log onto the vendor dashboard to update it. This is located under the My profile tab.

Given the current lawsuits against other AMC's (FNC & First American) that are using electronic manipulation of appraisal reports through the use of vender software I am surprise that PCVMURCOR would consider following this path. A report delivered in a secured adobe pdf format is currently the only method of delivery that is considered reliable by most Appraisal professionals with available technology. Additionally, by using a software vendor like ACI that is believed to be employing methods to mine data from appraisal reports, among other manipulation, is likely in violation of Copyright and other laws that may expose PCVMURCOR to litigation.
I am sure that this proposal is based on pressure that PCVMURCOR is receiving from some of its lender clients; however, I sincerely hope that you will reconsider this proposal and that PCVMURCOR will be a company that professional Appraisers can continue to do business with.

That could easily be one of the most uninformed posts I have ever read.

A la mode (Total) went after the appraisal software market base by listening to the needs of appraisers. They were very successful, garnering 50%+ of the market at one point. ACI decided to fight back by going to lenders and finding out what they would prefer. ACI and lighthouse allow for streamlined underwriting, which shaves off costs and time of the process. Now ACI sits back and watches the appraisers shift to ACI products, whether it is ACI or Lighthouse, at the lender's demand. There is nothing inherentently wrong with what they or PCV/Murcor are doing. Total is compliant it with their development of Mercury, too. If Citi, or CW, or eAppraiseIT, or Rels, or anyone else who uses the service begins altering the reports that they own, that is there perogative and they have not done anything illegal by that act alone. It is why we have to keep a copy of the report we sent our client in our workfile. If there are differences made by the client, we are off the hook.

So they ask you what software you use, express a desire to adjust to better serve you and ask you to fill out a survey, and this was your response? :shrug:

Not what I would call productive communication on your part.
 
Am I the only one that sees ACI as an active partner in sucking the data out of appraisal reports that are being sent to lenders?
Okay, guess I'm seeing something that might not be there.
However, I am kind of sick of the "if they change it we're not liable" argument. That's not really the concern, it is stealing the data from the report that troubles me.
 
I have those same concerns George. I have copies of appraisals originated and delivered in software other than ACI, but delivered to the lender in ACI.
Does make one wonder how the Hell that happened...

As a former manager at PCV/Murcor, I can tell you that their main residential client is Citibank, and Citibank wants accurate and timely appraisals. I see nothing sinister in this.

What is sinister in this, is I just tired to send a report through this new system, and when they sent it back for corrections which were not needed, because there new system does not like that I put brick, wood siding etc and make my adjustment it only want average/good etc. but to do this when I got my see the report were I was to make this corrections I saw my signature removed, Now my sinister thought is this is this report become non USPAP compliant? Since if it go through this system and they can remove my signature? Should is make a comment in report that if I am forced to go thru this new system than I make a comment that Please do not accept this report if you need one which is accept compliant with USPAP. Also Florida Law requires all appraisers follow current USPAP rules does this make PCV/MURCO illegal to operate in this State. Just my cents worth
