Is PCV MURCOR about to follow First American?

The TAF position is that your not responsible for your report once it leaves your possession. It was not there placve to say anything, with exception that the issue does not fall under there pervue.

If your state has concerns they should step up to the plate and do something.

Dont look to North Carolina for any answers. My state does not care.

Could you please repeat in a clearer and more specific manner what PCV did not like about your report? How did they want you to correct it?

Also what changed in the copy of your report?

A la mode (Total) went after the appraisal software market base by listening to the needs of appraisers. They were very successful, garnering 50%+ of the market at one point. ACI decided to fight back by going to lenders and finding out what they would prefer. ACI and lighthouse allow for streamlined underwriting, which shaves off costs and time of the process. Now ACI sits back and watches the appraisers shift to ACI products, whether it is ACI or Lighthouse, at the lender's demand. There is nothing inherentently wrong with what they or PCV/Murcor are doing. Total is compliant it with their development of Mercury, too. If Citi, or CW, or eAppraiseIT, or Rels, or anyone else who uses the service begins altering the reports that they own, that is there perogative and they have not done anything illegal by that act alone. It is why we have to keep a copy of the report we sent our client in our workfile. If there are differences made by the client, we are off the hook.


We may be off the hook, but what if during the time your trying to prove that your original report had been altered that you are blacklisted? You may end up being off the hook but you may not get off the blacklist.
 
It's sounds to me that they are positioning themselves to make a move.

Placing YOUR name / digital signature on a document YOU did not do is not FRAUD???
 
Ameriquest in NH used to hire High School students to copy Appraisals onto a spread sheet so they'd know a neighborhood. One of the students came up with a better idea buy a copy of an Appraisal software & copy the report, then with the spread sheets & Reports you'd be able to produce Appraisals without an Appraiser. Remember ANYONE can buy software program.

But I still think for most it's just easier to find an Appraiser that will do what he/she is told.

Thanks what is funny about all this is when I Email the report without going thru this new system of there PCV saw no problem with the report.

but to clear one part up In the on the list which states Quality of Construction I have always noted Differences like Brick, BrkFrtWdSD, Wood Siding, Stucco. Etc.. Mainly because when you think about it your are noting actual Quality of Construction on page 3 in the cost approach.. Their program only wanted Average, fair, Good Very Good on this line in grid.. Maybe I am weird but I usually will not use a Home higher end let say Very Good Construction as a comp which appraising a home a little lower end Average construction.. So I rather use this line for Type of exterior construction. Never had a problem with that way of thinking before. Question have I been doing it wrong all these years and not known it?
 
Dan, there are clients out there that insist on the type of response you have always used, something with absolute meaning rather than a relative meaning. I think it is especially appropriate in Florida where quality and exterior construction are inseparably linked. More than anything, I think it is important to have the subject and sales used be as similar as possible in quality/type of construction. It is probably the most common misrepresentation in appraisal reports.
 
Dan, I do it that way too as do most appraisers I know. In fact the only ones I can recall seeing using "avg", "good", whatever were ones I was reviewing and these terms hid major differences (the classic brick versus frame) between the subject and comps.
 
Hey Cookie Man, maybe you've been reviewing 'converted' appraisal reports that were altered and no longer what the appraiser sent?????
