Is PCV MURCOR about to follow First American?

Thousands of appraisers, hundreds of lenders, dozens and dozens of AMC's, dozens of appraisal software platforms and twenty or thirty assorted portals and delivery systems. There's going to be glitches and false starts.

ACI's software is just a system used to convert pdf files into formats that can be automatically reviewed against rule-sets. I think with spot and HotSpot the client gets both... the pdf and the converted file.

As long as anyone processing my reports passes along the original, unaltered PDF or a printed copy of it, all is well. If they do anything else they lose the seal which is my signature. If they want to do the old fashioned games with the paper copy, not a problem for me really. Actually it might even relieve me of some degree of liability for the report in the event of a problem with the loan since it is altered or no longer has my signature (although it would still have a picture of my handwritten name.)

You've hit on a major problem from the perspective of the client. They've altered the report, and as a result, have relieved the appraiser of some degree of liability. If it wasn't for the workfile requirement, they would've completely absolved the appraiser of responsibility. Of course they can supeona the workfile, but the fact is, there is going to be such a volume of problem loans to deal with that many appraisers can simply play stupid and will fly under the radar due to time/money constraints of the reputedly harmed party.

Maybe but that's not my problem. I can only review the report that's provided to me.

I've worked for some companies that I ended up distrusting -- Countrywide, IndyMac, Argent Mortgage, even First American, but I considered PCV/Murcor to be a straight shooter. It is privately owned by Keith Murray, MAI, and it has enjoyed its enormous growth due to its main product, which is residential appraisal quality control. I never saw anything unethical over there, and I don't think Keith would allow it.
