January business?

MLS. Call, confirm, verify. Do not use "private" information since a reviewer can not verify the validity of sales data unless it was publicly published. It does not hurt that over 1,000 people move this area every month. New construction is on-going, but not as strong as last year. Isolated areas have seen declines but most of the county continues to appreciate in value.
 
One man shop. I usuall get 40 to 60 a month. About 80% of which are full appraisals.

You are a better man than I, and I've been at it for 20+ years. Just documenting this Topsy turvy market adds 2-3 hours per report.

When do you find time for the comp checks?
 
That would be around 70 appraisal for the month. 2.33 a day 7 days a week.

It would be hard for me to do that many in a month even at 20 hours a day.

I received 3 orders today, last monday I received 14 orders. I do not expect to do 70 this month because there is not enough hours in the day. I coach youth sports and sping soccer season starts soon. I will be cutting back my volume next month.

Very funny. I will not accept assignments from lenders who want comp checks. I tell them a comp check costs $350 and I throw in a free appraisal.
 
JAN.08 Business is Up!

My work is up this month, at least 25%. That's the good news.

The bad news is....how many vacant homes I'm noticing lately. No lockboxes, no realtor signs, just vacant. I'm assuming it is because asset management depts. are too backed up to get to these properties?

This Illinois Appraiser is BURIED with work! I am so very blessed with excellent clients (even though I do, every once in a while, deal with the scum clients). I received four calls from my four main clients today and the first words out of their mouth was "Get Ready".

My company, typically, receives 3 to 4 jobs a day (even during the slow times). Today, received 18! Yikes! Time to look for more help (I have 5 full time certified-FHA approved appraisers with a minimum of 10 years experience each). Any certified appraisers in the Chicago/Chicago Suburban areas need some work? Let me know! I may be able to float you some jobs. I assign jobs on a rotation basis based upon location and time being with my company.

Those of you who have been really struggling..hang in there. Business will pick up and it will pick up soon. 30 year mortgages approaching 5.25%! May go even lower (according to some of my clients).

I do not know you, therefore I have no need to impress you. I answered the original posters question as to appraisal volume. I am sure there are others who are just as busy, if not more. Believe what you will, it does not matter to me.

I'm seeing an increase both in purchases and in refinances.

As I posted a couple of days ago, listings are down, pendings/contract sales are up but prices are still declining at a steady 3-4% per month.

I spent some time really looking at several of my neighborhoods to try and figure out why the number of listings were down, thats when I realized how many vacant homes there were, without lockboxes and without realtor signs.

At our local new home builders offices, there are lots of people out there looking! And buying! That was not the case the last quater of last year, it was beyond slow.
