am not saying that appraisers are not underpaid, I am saying that appraisers on average have a higher income than most people...that's just a fact.
The BLS say. About $58,010 annual income.
So that puts us slightly below paralegals, pile-driver operators, and teachers. It beats dog catcher, tree trimmer, or security guard. But it is well under air traffic controller, sales managers, RE Brokers, school administrators, pilots, and ship engineers. But the "average" relates to include service workers and non-skilled labor. And the Average HOUSEHOLD income of $51,939 is well below the average of $56.895 in 1999 (and don't forget about inflation), so for the "average" single appraiser, we are treading water...

On no, there is no precedent set here in history. You must have just been born today. Hell, I wouldn't doubt within a few years appraisers are working like code enforcement or police. That might be sooner than I think due to the mortgage fraud and real estate fraud occurring and the jacked up market structure that is full of bias and corruption. CU and technology is a major change dog, and it has just started. It will have much stronger impacts than presently, along with more and more govt influence and control and discipline. CU has been like hitting the ice on a lake with a sledge hammer or jack hammer and the government standing on the ice.

Many believe separation of fees would do wonders for the integrity of the system as it relates to public trust. I'm in between, with market structure being equally guilty of biased results in appraiser selection. Just like the mortgage broker days, but the lender has more power over an AMC, than the mortgage broker had over a professional and ethical appraiser. So, ultimately, power is shifting. I can feel it dog. How long, I don't know, but it is shifting to the government in order to protect public trust. The government has to have public trust. No way around it.

CU has been like hitting the ice on a lake with a sledge hammer or jack hammer and the government standing on the ice. And, the hitting and hammering will continue due to real estate fraud and many other existing forms of fraud that appraisers help limit. Halelujah!

Sorry, repeat post. This new AF system still gets me sometimes. Kinda like some of my clients, but it's my fault. LOL

The BLS income stats for appraisers are useless since they lump appraisers in with assessors and most assessor jobs pay significantly less than one can earn as an appraiser, which pulls the numbers way down. I believe that there are few independent appraisers who don't make significantly more than $58K in most years. I do agree that appraisers are treading water over the past 10 or 15 years, but so is most everyone else in this country

Dude, Idk, based on benefits and all inclusive. And, some are in deep doo doo with FNMA and just don't know it yet. They are giving many a chance at redemption, imnsho. But the hammer is hanging and will fall due to evidence of unsupported (not credible) appraisal practice. They are giving fair warning. Get ready.

Fastest and cheapest is in trouble, and that is not just appraisers. I doubt the regulators were much involved in hvcc and dodd frank. That is not the fact now. The regulators are very much involved now, and their job is to protect the public. Yeah, I can just see dude funk arguing with CU now. LOL Not gonna happen.

Or argue with the FDIC, OCC, FTC, CFPB, etc, who have access to UAD/CU. LOL Times change don't they? Just wait, it has just started. We'll see how strong technology is. Some won't like how strong it is, although they promote it so much now.

Keep public trust close to heart and it's all good.
