Letter From FNMA 'Baptist' can't be in report...

What would be misleading about it if the OP had framed the sentence without using the specific term?

"The subject neighborhood abuts the south side of the 117 acre SBU campus. There are a significant number of student housing rentals in this neighborhood......"
"The subject site is located on the n/w corner of E. Northern Pkway and a residential side street."
(avoids the use of the street name "Churchwardens St")​
Northern sounds biased against those in the south to me. To the gulag with you.
 
Hate to be the one to break it to you all...but they are monitoring all of our reports.
And? They would be remiss if they weren't monitoring these reports.

The PC thing and fair lending issues have already been with us for many years. There's nothing new about its existence. What you are objecting to is that they're tightening down to the point that their software is picking up even certain terms among the innocuous occurrence in the proper names of these streets and businesses and such.

Sure, it's a glitch on their part and you shouldn't have to deal with it. But what it isn't is an attempt on their part to undermine your objectivity or impartiality or the quality of your analyses, opinions and conclusions. They're just trying to figure out how to keep one step ahead of the professional litigants. Which also benefits the appraiser, BTW.

You've spent way more time on this thread than the 60sec it would have taken you to refer to the campus without the term they're complaining about. And for what? There's no personal attack on you to defend against. If you're worried about the form letter then contact them and resolve it that way.
 
Because its a ridiculous ask in the first place...nothing more needs to be read into it.

Sending a letter stating they will continue to monitor my reports is even more ridiculous (although the machine is monitoring all of our reports). 20 years of doing this with no letters from FNMA, and now I get one over the word 'Baptist'? GTFOH If you see it otherwise, you are supporting the lunacy and prolly have political leanings you are trying to prop up. See what walmart just did with DEI today? Cause they are about to get their balls sued off and they know it!

FNMA should be focused on the mill in my town being ran by an appraiser that does not inspect ANY of the properties he signs off on. Just office staff and a few apprentices. Two apprentices have told me he just has them inspecting houses and taking comp photos all day. Banks LOOOOOVE his turn times! Bet he is churing em out for FNMA clients.
It makes more sense when you realize the purpose of this nonsense. It is to be nonsense to say they are doing something without doing anything meaningful.

There is a reason they like Clear Capital and Class, they like screwing people over.
 
You want me to upload the letter? Same point of contention from two separate reports that are located in the same town.
Don't bother. She won't read any factual information that refutes her factual opinion!
 
The federal government is literally going after appraiser's for using location as a factor in appraisals and you don't think that rolls downhill.

And WRT thinking my personal politics have anything to do with my commentary on this, you're as wrong about that as you can possibly be. I ain't that guy. What I do advocate is that doing right by the legitimate interests of the users also benefits the legitimate interests of the appraisers. I want you to have the more defensible position which will enable you to stay one step ahead of the lawyers, too.

I don't have to agree with the lotto litigation activists to see that they're never going away and that appraisers need to engage in more defensive writing in order to thwart the attempts to exploit them for cash and prizes and free mortgages. I want you to thrive as best you can in a hostile political environment.

You are sorta right on points, but too many in this country and our profession just sit back and say nothing while being called racists, etc., because they are scared. Make no mistake, the FNMA computer is calling me racist or discriminatory, etc., or thinks I might be. And the phrase 'Southwest Baptist University' is the phrase that triggered the tar/feather machine. You see that right? Its ridiculous.

In years past, lobbing that kind of accusation held weight and was done by humans. Now its so commonplace they don't even think twice about letting a robot do the dirty work, with what you indicate is a harmless 'form letter' that I should disregard.

I made my post to share with my peers what is coming down the pike, in real time and I hope others push back. I find it disgusting.
 
You don't find anything wrong with "Southwest Baptist University" but some do.
Would you have a problem if it was "Southwest Mormon University"?
Or "Southwest Jehovah Witness University"? Or "Southwest Buddhist University"?
Just keep trigger words from your reports.
