If you're looking for the zero defect application, it doesn't exist. Mistakes on the users' end have always occurred in the past and they'll continue to occur in the future. Appraisers will be fine as long as the at least try to do what they're supposed to do.
 
You let me know when they get to asking for the lie by omission about property location or attributes, because "verbiage" isn't it.

If they want to use a different definition of value that speaks to these social justice/ inheritable wealth issues then that doesn't represent any threat to the role of the appraiser. Say what we do then do what we say.

If they want add a secondary valuation scenario to appraisal assignments which ignores the actions of the buyers and sellers in the market then that's fine, too.
The less overall pushback there is to the effort, the more likely the result becomes. It's ok for the woke crowd to bash anyone not agreeing with their point of view, but somehow if we utter a peep we are bad hateful people. I find the state of things revolting. Guess I'm in the minority there. Ironic huh...

And we see how they manipulate the data to paint people as racist. So if we are silenced from explaining our adjustments, then they can paint those adjustments as biased easier. Tell that to Shane here in Baltimore. Tell that to the appraiser sued in Marin County. Tell that to the black appraiser here in Baltimore that was turned into the state for being racist.

I think schools/colleges/universities and linkage to them is very important also.

The two are nothing alike.

Using a substitute word or not using a problem word is nowhere near the same as using the comps a lender or client tells you to use. Surely you understand the difference?
The verbiage does not impact value, but the comps selection can impact value.

Verbiage or lack thereof may certainly make the report difficult to follow or be understood by the reader. Both impacting value and making the report impossible to understand are both USPAP issues.
 
Non-woke ways..hmmm an example is the bathroom issue. Male & Female. It's biological/science Yes, there is a tiny faction that thinks they can pick an choose on any given day what their sex is. The majority do not agree, nor do they want to accommodate that tiny group. The only answer is a third bathroom, designated as either/or. This gets even worse because these males who self identify as a female so they can not only compete in women's, sports but dominate female college level sports.

So go ahead and try to defend this woke garbage. btw corporations are rejecting DEI and going back to meritocracy.

Best way is keep it neutral on any prohibited basis. Age, gender, etc.

Only brianwashed people in the US are so bent that they automatically recognize innocuous words that offend, because they see er' thing through the racial lense, sorta like a racist does. :unsure:
