Letter From FNMA 'Baptist' can't be in report...

In Georgia we have "White County" and a colleague got a nastygram from Fannie about it. Complete and utter nonsense. This admin has flushed us down the toilet.
I'm done with the DEI crap. Done with the CRT crap.
Done with the lies.
Done with the tech fees.

I guess we are all into bondage since we love to be beat.
 
True, but pretty sure a jury of my peers would see it my way.

After the last 10 years of this, I have a new appreciation for the youngsters in my life (kids, their friends, etc.), that have not been brainwashed yet and talk like normal unfiltered humans used to and immediately connect to those around them because they keep it real.
For the most part. It isn't you who faces the prospect of ending up in front of a jury because some atty is chasing the shakedown. That shakedown is going to cost your client 10x what it costs you if they get that far into it.

How many other "facts" do you already avoid conveying in your reports because
  • there exist a few someones out there who think such usage would prove you are a racist, and
  • you don't actually need to convey those "facts" in order to develop and report the real MV of the property as per the terms of your assignment
 
Why mention baptist? Be more Woke.
Just college would be sufficient.
One time there was a Chrisitan school behind my subject. I didn't mentioned Christian.
I did have a location map page and it indicated the full name of the school.
Be smarter.

I am far more likely to be turned into my state board for NOT disclosing that a property was within one block of a university...not for discrimination, but for omitting that fact and related analysis which has a profound impact on rents and income trends.

When the men in trench coats come for my license, I will just remind them that I can't talk about the colleges because it is racist and I even have a letter directly from FNMA I will wag in their face.

Because its the name of the school! I didn't say, "University where a bunch of Baptists attend" or "Muslim School", or "Christian School". The neighborhood section says, "Bolivar, home to Southwest Baptist University, etc. blah blah blah".

Who said anything about ignoring or not disclosing the subject's proximity to a major university? Nobody, that's who; and that includes whoever or whatever sent you that nasty note. Matter of fact, you just showed in the above post that you are completely capable of addressing the point without reference to any specific name or association.

Face it, you didn't need to use the name of that university in order to address the (only) relevant points that the proximity to the major university is, in your opinion, of effect on the value/marketability. The same would apply to proximity to a 4-lane commercial arteriole with an average daily traffic count of about 25,000 cars a day. Who really cares what the name of that road is, and how does that name (by itself) have any effect on your valuation?

Robots finger pointing at an appraiser for being racists or prejudice or whatever, because they have the name of a university within an appraisal report is ignorant.

Face it, the letter from FNMA is telling me and any reader of my report, that they are too ignorant to comprehend that the term 'Southwest Baptist University' is not prejudice. Its a literal FACT. That is the name of the university. I can put in in my report if I want and will continue to do so. You think saying, "property backs up to Highway 615" pulls the same weight with the reader as "property backs up to Interstate 42". Of course it doesn't, that is why we report what we see...full stop.

We all know the letter was churned out by a computer that can't read...just scans for words. You don't have to run cover so hard for FNMA.
