Letter From FNMA 'Baptist' can't be in report...

Does anyone know if a building, street, school, post office, airport had rename it "Trump"?

Its not the 'legitimate' interest of any client (which implies a human being), its a computer...which I can discern easily, because I have intelligence.

I do not believe that FNMA regulation pertaining to racism or prejudice is meant to be misconstrued into indicating an appraiser can't name a college or university by its actual name, within a report. Yet FNMA computers are churning out letters threatening us for doing just that. So I don't understand why anyone would defend it.

Its a joke and should be mocked by all of us as such.
SOMEBODY programmed the system with these prompts. It didn't write itself.

Fannie doesn't tell you what to do. They tell the lenders what they will accept.

But if you are looking for parallels, don't forget the rules which apply to virtually all workers. The kid at the McD driveup window is not free to run his mouth on his personal politics when he hands you the Happy Meal you just bought either. If that radical can control his speech when he's on the clock it doesn't suddenly become an infringement upon your 1A rights when the lenders require the same of their vendors when they're on the clock.

You can go stand on the corner and be the rugged individualist with the right to offend everyone else on your own time, when you're not working on BofAs appraisal assignment. They don't care what you say, then; just keep their name out of your mouth.

I’m of the opinion that you can easily comply with this. However, I think we should question whether this actually reduces liability for anyone. When norms like this change - when we decide perfectly acceptable words are now unacceptable - that creates retroactive liability. Attorneys must love this.

Let’s say they start saying “school district” is a proxy for race, and that school district boundaries perpetuate redlining. They’ll argue, It was never ok to reference schools, it was always coded language. It was never ok to use district boundaries for market areas.

So the GSEs start to flag references to “school district” and now every report you’ve ever done up to that point doesn't comply with the new norm. You get sued and as part of discovery, now they want every appraisal you completed from the beginning of time so they can compare how you are treating people differently.

This seems to be where we are headed.

If our peers don't use the word "Baptist" then don't use that word. Adapt or get out of the business.
 
I can tell you one thing. Schools and places of worship are huge value influencers where I live.

Memphis and Shelby County had the largest public school system in the nation. So we have like 7 or 8 different cities in Shelby County. They said we are separating and they did. They raised taxes a little to do it, but they finally got it separated. Trust me it makes a difference on property values. Places of worship can be the same way. We are in heart of the bible belt.

Memphis has tons of private schools. Many flock to them that have money. Many are Christian private schools. They don't focus on denomination. They focus on Jesus.
