§1102.4 Acceptable experience
(a) For standard appraisals, an applicant shall receive full credit for an appraisal if the applicant performed at least 75 percent of the work associated with the appraisal even if the applicant's work was reviewed by a supervising appraiser who signed the appraisal report. For the purposes of this section, the work associated with an appraisal shall include preparation of the appraisal report.

How is the % determined? At what point does the applicant know that 75% of the work has been completed?

I will bring that question up at the meeting also! Making a big ol question list....
 
What is considered acceptable experience?
  1. Standard Appraisals:
    If you performed at least 75% of the work associated with an appraisal (including preparation of the appraisal report), you will receive full credit for that appraisal, even if your work was reviewed by a supervising appraiser who signed the appraisal report. You must complete Attachments C and D.
based on the language in the Q&A above......merely typing reports does not meet the 75% - especially when the typist does not SIGN the appraisal report as the Appraiser.

One cannot be abused unless one permits it.

While a challenge, FIND A REAL SUPERVISORY APPRAISER who will TRAIN YOU.

 
§1101.4 Scope of practice for a licensed real estate appraiser assistant
(a) The scope of practice for a licensed real estate appraiser assistant is the appraisal of those real properties that the supervising appraiser is permitted to appraise.
(b) A licensed real estate appraiser assistant shall be directly supervised by a supervising real estate appraiser who shall be a State licensed or certified real estate appraiser. The supervising real estate appraiser shall be responsible for the training and direct supervision of the appraiser assistant by:
  • (1) accepting responsibility for the appraisal report by signing and certifying the report;
    (2) reviewing the appraiser assistant's work and reports; and
    (3) personally inspecting each appraised property with the appraiser assistant until the supervising appraiser determines that the appraiser assistant is competent to conduct inspection on his or her own.
(c) An appraiser assistant may have more than one supervising appraiser, but an appraiser assist must have at least one supervising appraiser for each appraisal assignment.
(d) An appraiser assistant shall maintain an appraisal log, which shall include, at a minimum, the following for each appraisal:

  • (1) the type of property;
    (2) the client name and address;
    (3) the address of the appraised property;
    (4) a description of the work performed;
    (5) the number of work hours;
    and
    (6) the signature and the State license/certification number of the supervising appraiser.
(e) An appraiser assistant shall maintain a separate appraisal log for each supervising appraiser.
(f) An appraiser assistant shall be entitled to obtain copies of the appraisal reports he or she prepared. The supervising appraiser shall keep copies of those appraisal reports for a period of five years.
 
§1102.3 Appraisal experience schedule
(a) Hours of experience shall be credited to an applicant in accordance with the following schedule. However, to ensure that experience is distributed over a reasonable period of time, an applicant may not claim or be credited with more than 400 experience hours for any calendar quarter.

So I guess I might as well just play the Lottery.

How can you mandate this procedure and not mandate that CR Appraisers act as supervisors for a percentage of their time.

Is it just me, or does something smell here? Or am I just not getting it???
 
Wow, and my instructor at school said that we could appraise anyones home and use the report toward our experience as long as it was not a bank transaction (federally regulated).

If you provided significant assistance, and your supervisor doesn't mention you in the report, he/she is violating USPAP and fraudulently signing the report (if it's on a Fannie form) certifying that

Sounds like your supe might not be the best supe for you if this is the case.
