Low effort appraisers

I'm in the boat with CP on this one, although many of my really good friends use fast and cheap for everything including emails.

Come to think of it - Appraisers are against fast and cheap, or at least that's what I thought. ;)

I bet if a survey was conducted, it would reveal that the appraisers with a decent website (and SEO story), a professional email domain instead of HotAppraiser3@yahoo.com, are in the appraiser directories and have Google reviews set up - are in the upper percentile of high earning appraisers.

i got a flip phone...but it seems to me the higher tech appraiser get, the less they need appraisers just my two cents:rof:

My partner made a good point years ago which was about both our appraisers and our sales people in the real estate offices and that's few treated it like a business or a real profession. Mostly because both came with a lot of independence and free time. That's what attracted them into the businesses.

But out of 100 we never had more than 10 or 15 that treated or invested $$ into it like they operated a real business or profession. The 10% to 15% who had scheduled hours and routines always made twice to three times the income and survived the ups and downs and the ones who didn't made ends meet until they hit a speed bumb.

This is one reason the banks and lenders had to round up and herd all the independent fee appraisers and then house them collectively on the AMC Plantations. They could not manage their own time, and refused to update their technology unless forced to do so.

Hogwash! Worked on my own since 1995. Only thing still in use since 1989 is the HP12C. :)

Okay that's fair-- kudo"s your one of the 10% to 15% so it's not hogwash.

The others mostly never made it through one down cycle, unless they had a spouse with a real job and benefits.

This is a very interesting observation. And plantation is an apt term for most AMCs.

I bet that is wishful thinking. The upper percentile is probably made up of the more seasoned, experienced appraisers that have a diversified client base and do not depend on AMCs for their business. Most of the appraisers were established before web sites, blogs and IT Professionals were established.

When you get right down to it, IT Professionals in the appraisal related fields need for appraisers to be reliant on their profession or there would be no IT Professional appraisal related fields.

I still can't get over the fact that so many appraisers use unprofessional personal email addresses like @yahoo.com, @gmail.com, @verizon.net, @comcast.net. This just screams low-effort to clients. A custom domain is like $10 per year on https://www.namecheap.com and an Outlook 365 or Gmail pro email account for it a few bucks per month...

Think of it this way: would you trust a lawyer or doctor who uses a mustang67law@gmail.com type of email address?

so my email illhitanynumber@outlook.live.com isn't a professional email address
