You're "nothing to hide" comment reminds me of Gary Hart during the 1980's, and we all remember what happened to him when he invited the media to follow him around.

Am I to understand that we're now up from 4.3 appraisals per day to 6??? Do I hear 10??? I've recommended this post to numerous collegues, and the general consensus is; if true--these operations should be thoroughly investigated.

I'm not saying these numbers are impossible...I'm saying if they are attainable something has to be sacrificed! Are the interiors being inspected? Are the exteriors being measured? Are the comps being driven? How many pages are the reports? You can't appraise in plats every day can you?

I've over a decade of experience, and I scream (smoke, churn-it-up, etc...) @ times, and I'm tellin you there's no way on Gods Green Earth these numbers are attainable without cuttin some serious corners! Did you read my earlier reply. My best ever was 5 inspections (2 days prior prep), and typed (80 + WPM) 3 reports without sleeping. How many days a week do you sleep? Do you have a time machine?

Come on give some details, we're all friends here. I'd like to know how to boost my productivity by 3-4 times. I'm open, I'm willing to listen. I'm not asking for the whole show, just reveal one of your majic tricks.

I don't think 4.3 appraisals per day is out of line, if you have the support system. I average about 55-60 appraisals a month as a one man office. That comes out to about 3 a day which is about all I want to handle. I work long hours and put in the miles, but don't we all. When I worked for a large shop I would have been on the low side doing that amount. If you have a secretary, assistant, and good data, it can be done.

Mike 6 can be done, absolutely, but they would be limited reports like 2075's & 2055 ext but that's not the norm. I said 4.3 on average and if you really read my posts I've already told you how we do it. TEAM WORK combined with SUPPORT and the most important ingredient NO DOWN TIME. When you’re driving to your first inspection whether it is 15, 20 or 30 minutes away your not writing reports are you? Our appraisers are. Their getting the head start by filling out those fields that can be based on tax record info the clients order etc... If you had someone holding the tape for you could you measure a house quicker and be just as accurate? If you didn't have to worry about the photos i.e. street scene and front and rear would that give you more time in your office if it were sitting out at the curb in front of the subject? Come on this is not rocket science. If you had a Startrek transporter and could beam your office to each subject property and to each comp and to each realtors or assessors office or town hall would it make you quicker, faster, smarter of course it would and that’s how we do it. No magic.

Think of it like before they came out with software these reports where hand written and before digital imagery it was wait a few days for development, then came 60 min photo. Did you say that imposible they cant develop photos in 60 minutes.

Come on, think man.

Well .. I've been to the ASC registry(for NY, CT and NJ), and to the NYS Department of State licensing site .. and I don't find a Mike/Michael Reilly licensed or certified. Found some Reillys, but none that look like they could be a Mike. Are you an appraiser, Mike? NY isn't a mandatory state .. are you licensed or certified as an appraiser, Mike?

I can’t believe none of you guys remember me. We have had this conversation several times NO I AM NOT AN APPRAISER I am one of the owners/founders of a Real Estate Services company/franchise company with a core discipline in residential appraisals.

I have hired many appraisers in my time from certified generals to just licensed and currently have on board a minimum of probably 100 years or more combined experience to handle the technical appraisal issues to include our chief appraiser and his review staff and the 20 or so staff appraisers and their licensed assistants. I don’t write reports, I don't think I'm an appraiser, I don't care to be.If you want to talk production and systems and technology then I'm your man. You guys and gals are the appraisal experts. I cater to the appraiser/appraisal teams by perfecting the system. That is what I do. And at times I read some good topics on these boards that give me better insight as to what I can do to make things better, to make a difference and I find it amazing how some of you are so resistant to change.

Now we're getting somewhere! I'm finally beginning to understand. Do you have a similar model for the Home Inspection & Pest Inspection Business? If not--do you have a brother?

Appraisers are resistant to change for good reason. How many changes have been beneficial for us in the last 10 years?(excluding technology)

A good appraiser who is making a decent living, is more concerned with the quality of their product, than the maximum production. That is also why there are a lot of one man shops-to keep quality control in the hands of the appraiser/owner. If your signature goes on it-it better be good. That to me, is the difference between Mr Reilly and the rest of us. I don't mean that as an insult-It's a different way of looking at things. The whole van/team thing is geared solely for production, and when production is the emphasis from the top on down-quality will be sacrificed. You can talk about quality all you want, but when people have provided venture capital-they want something in return. What they want is more money-and you have to provide it or else.

Mike, I have three brothers and the Home Inspection & Pest Inspection Business is old hat.

Remember the Realtors, they resisted change, now their almost all franchise chains not for the better might I add but they couldn't stop it.

In order to get those listings & sales they had to be better, faster and smarter then the next guy and the evolution took place. I don't think you fully understand exactly what's going on out there. The lending community wants it better, faster and smarter and they have the muscle to get it even if it flops again and again. For goodness sake look at the AVM, their willing to go to an inferior electronic model because they say the appraisal industry can not perform. Their even insuring them. I would be willing to bet every member of this forum has lost business to it. I unlike many on this forum have the time to track the numbers, and I don’t bet unless it's a lock. You know what’s interesting, some guy opens this thread regarding production levels and I put in my two cents like everyone else and once again I’m the bad guy---not.

Aprazer – I’d almost be willing to bet you have vanity license plates on you car.

I guess you won’t be taking me up on my offer but then I guess you’re just buried with work and have no time for anything else…That’s too bad
