MLS access/Board of Realtors fees

Go ahead and vent.....then get out your checkbook.

For one MLS around here I had to scratch out a check for $4,600 to join and pay $36/month. When the year ends I will have to pay $400 and continue $36/month. I feel it is easier to just cough up $800 for the year and not feed my dog and cat for a while.

There is one small one that I would like to join. It has maybe two dozen members and is around $6,000 to get in the door. I will stick to my area for now.....

It's either pay up or flip burgers.

Brother, I buy ALL the annual books I can get! :rof: If they come out bi-annually then here is my $40. Call me old school (how I was taught) but I actually like the books. You don't need cell reception to open up the pages, especially where I work. :)
 
My understanding here is that once we have membership in 1 board, we can access any adjacent board for the monthly fee...no need of new membership. That is supposed to be an NAR rule. I know in Missouri such rules are meaningless and tiny areas have little fiefdoms that the Realtors control the data closely.
Terrel has it right, find MLS with cheapest join-up fees, then, once a MLS member, other MLS organizations *must* allow you to join for monthly MLS fee. If they balk, force their hand, write to NAR, who, since you are an MLS member represents YOU.

Mostly it's a situation where the front-desk people are poorly trained
and just don't know what the NAR rules are. Edumacate them.

You folks do realize this is a NATIONAL forum and practices are very regional and local?

Our local board has an "affiliate membership" for non-agents. Can you check into that?

NAR could implement a single MLS data base and allow each local Realtor Board to select which MLS system their members use to access that data base. This would be a huge benefit to all the NAR members (includes Realtors and Appraisers) since they could belong to a single local Board and have access to all the MLS data.

NAR and many of the local Realtor Boards will never do this because the MLS access fees are a huge cash cow for them. The NAR and the local Realtor Boards are more interested in funding themselves then their members.

My local Realtor Board leaders are some of the most corrupt people you will find.

The only way to address this is vote out the local Realtor Board leaders and replace them with people who will represent the members best interest.

I am a member of 3 boards and it costs about $1,500 per year. It is a cost of doing business. The nice thing about it is I get free tax records which are very detailed. That used to cost me about $900 per year.
 

I have played with RPR. Each local board must decide to join or not. Both my local boards did not participate, therefore no data (good!). I cover a couple of counties down south and those are coverd with the support of a flexmls.

The site tends to freeze more often than not. You must be a realtor and have your NERDS number ready to join.

I am now a licensed Realtor and have joined a local board. The only way for me to draw attention to me being an appraiser is to join again as an "Affiliate Member." Go figure!
