Comp Check does not equal Predetermined Value. If you do it correctly. Every appraiser I talk to 'in person' does them. You would not do an appraisal half hazardly, so why would you do a comp check that way? Gathering info does not mean Appraisal. I don't know where you get your misinformation. Keep it up, though. More work for me. Thanks.

I notice you stopped responding in the other thread when multiple USPAP instructors disagreed with you. I also noticed you never cited any of your actual sources as to why you are correct and we are wrong. I wonder why?

With all due respect, to learn something, would you please explain how to do a Comp Check Correctly.

Every appraiser I talk to 'in person' does them. I am sure many people do comp checks, but just because they do them, does it make it right?

You would not do an appraisal half hazardly, No I would not, but how can you justify a comp check as being anything else but haphazard?so why would you do a comp check that way?

Gathering info does not mean Appraisal. Any opinion of value disclosed to a client is an appraisal. USPAP 101 and Appraisal 101.

I don't know where you get your misinformation. Keep it up, though. More work for me. Thanks. Or hopefully a sanction from your board. Loss of license is very possible in some states in your practices, not to mention moral and ethical standards. Do you have those?

DUH!!!, I guess I'm stupid, or sutten, I don't know how to do a comp check correcty, so I don't do dem.

Oh, he justified his opinion in the ethics thread he started. His contention is that if he just pulls some sales and figures out what the property is NOT worth, then it isn't an appraisal. He wrote that several board members and USPAP instructors agreed with him.

Of course, when multiple USPAP instructors joined the discussion and (amazingly enough) didn't agree with him, he stopped posting. Funny how that works.
 
My opinion and I'll leave it at this:

If you do them "correctly", they are appraisals.

If you tell someone what it's not worth, it is an appraisal.

Now, that being said, I can say that I have done a "comp check" but I have a workfile with a signed certification as well as a piece of paper with my notes on how I arrived at my range of values. I don't do these for every person that calls because most of the time they are just shopping for values. I will do these for my long term clients once in a while because they will also do things for me when I have a customer looking for a loan.

It seems Taz is a hit and run poster who can't be bothered to actually understand and discuss the meaning of what he and other posters are saying.

We can only hope that he has taken some new understanding from these threads even though there is evidence to the contrary.

Isn't it? No wonder so many users have a hard time understanding (if they try at all).
