never mind, i just got my answer, I have been ducking and covering in the last 30 second with all the responses.

most of the v/c i do do not turn into orders. if any one tells me that i have to hit a value i do not do the appraisal. i turn down business all day long. i just want to do a good appraisal and make a living do what i like. but at every turn i get hit with the same request. v/c so i know what the range is i can work with.

I sympathize and understand how difficult it is to break the illegal/bad habits you were probably taught by a bad supervisor/trainer... BUT, until those that do freebie, non-USPAP compliant, comp checks to gain illicit orders from mortgage brokers either STOP doing this or are run out of the appraisal business, all appraisers are being degraded.
 
i concede to all of you i should not be doing v/c. i ask you this, do any of you work with MB or are you working with some other type of company that need appraisal. the only reason I'm talking about this is to fine a way out of the situation that i am in. i was not defending v/c on the contrary i don't like the practice of it. so please some one suggest who else i can work with in California that would not need a v/c.
 
Attorney work, insurance, FSBO’s. Try working for local banks that do not use AMCs.

Thank you for your response, i have tried to contact with the attorney's in my area, by direct mail & have gotten no response. can you suggest any other way that i can tap into that market. I'm assuming that you have done work with attorney's and now of a good way in.

A few days ago I got a call from a MB regarding two fourplex buildings in Crookston, MN. MB said owner thought $160,000 each was a reasonable value. MB asked me about availability of MLS in Crookston and if the value was reasonable? I informed him there is no MLS and the only way to provide a value or range in value is through an appraisal. He said he'd get back to me!

I checked county records and it appears apartment buildings are selling between $14,000 and $19,000 per unit in Crookston in the past year, that works out to about $76,000 on the high end? Where oh where do these jokers get their numbers?????

Oh, 952 Area Code is where the MB was located, I didn't get his name and sure won't get the order!
 
Silly question...who is "MB"? I have been getting blank appraisal orders from MFC to the tune of about 3 per day. They are blowing up my fax machine and most likely all of yours. Per an old post of Pam's I reported them for pressure and included several attachment of appraisal requests that state "Do not peform appraisal unless value range is given to.....their "Senior Underwriter". I guess that is what mortgage brokers are calling themselves nowadays at this company. When I called them to ask them to stop sending me orders that they don't intend to follow through upon, I got voicemail. Shocker.

Pam, how long does it take for action to be taken against companies that we report??

Donna, with regards to doing appraisals for insurance companies, our E&O strictly forbids us to do so...if we do, we get dropped.
