Apprazur ... actually Im not very good at art so I will not be drawing on the chalkboard. I have drawn you picture after picture here that what you have done is an appraisal and yet I cant make you see. Further supporting my contention that I am not very good at art.

It is what it is ... I dont care if you go before your appraisal board in a vain attempt to parse words and have them prove that you did in fact do an appraisal. Its right here in this thread for them to read should they find this diatribe of appraiser after appraiser trying to convince an apprazur what an appraisal really is and when it occurred.
In prior posts you have more or less admitted what you did and then had the huevos to tell us to prove it because it wasnt written. Yes it is .. you wrote it here. It is written.
Then you refuse to accept or even address that express, as found in USPAP, can in fact be the spoken word .. which you admit you spoke.

So there you have it ... many many peers later you continue with your stance and then again have the huevos to call us thick and compare us to first (1st) graders.

Once again .. I dont care what you think or what you do. The world is your playground and you are free to play, free to read books, or free to eat the pages if that is your desire.

As for me .. I know an appraisal done by an Apprazur when I see it.
 
Well, it is simple in that you are incorrect regarding basic professional appraisal practice.

But the response did not answer the question.
 
Are you talking about that $190k? They said they needed $250k. I asked whats the lowest they could work with and they said $190k and I said that's doable. It was a value opinion of mine and not theirs.

A couple of observations.

1) This thread has turned into a bad car accident. You know if you stop and look it is going to be bad but because it is bad you have to look.

2) "If no one heard it you can't prove it", I believe it is also called " if a tree falls in the woods and no one is around to hear it, does it make a sound?" ( I believe an appraisal board would find a sound was made)

3) ( OK I admit this is my personal pet peeve )
Q- If the value can't be used to make the loan then why should someone be charged for something they can't use?
A- Because the fact the appraised value does not support the making of the loan IS using the APPRAISAL!

4) One Hundred ninety thousand dollars.
All words, no numbers.
I believe every appraisal board would find the absence of numbers does not mean an appraisal was not performed.

You do know what an appraisal is and what it isn't. You gave your opinion on something. What was that something? Why, glory be, it was an expressed number. By your own acknowledgement, you gave a value opinion. What's another name for an appraiser's value opinion? BINGO!! It's an appraisal!!

Woohoo! We have a major breakthrough.

Now then, did you document that appraisal which you verbally delivered. Nope. Did you accept an appraisal based upon a predetermined outcome. Oooooh yeahhh! Have you been caught in your own web? Roger that big boy!

Unless a numerical value or range of value is expressed somewhere in the equation of the client/appraiser relationship there is no appraisal. My words have borne out that statement and I haven't contradicted myself in any way throughout this whole thread. You're really not putting the whole picture together and that's obvious from the comments. I really don't know what you guys are reading or drinking....or maybe it's age?

Obviously ignorance is bliss, so... bliss on dudes!!! :rof:

Actually, they would both be adjectives in this case. One is spelled out while the other uses a standard accepted abbreviation.

Communications major/English minor. If I could have only envisioned that I would be giving grammar and communication lessons on the Appraiser's Forum way back then. I always wondered what value that degree held:rof:
