I’d be happy to, but I have no wish to overwhelm you. I will as soon as you’ve made some needed improvement with your grammar. First things first.
 
I heard a rumor Pam is going to be offering group therapy sessions for those afflicated and/or suffering from HCCS, Habitual Comp Checker Syndrome. I however do not believe that even a daily infusion of USPAP will cure this disease. Only via the Rite of Exorcism can the loan-commission demons that possess an appraiser and rid them of their free will be cast out.

2. Read my webpage. I DON'T DO COMP CHECKS. I don't work for free. It's rude to ask someone to work for free, especially when they've never heard of you.

3. Since you stated that you will order the appraisal if the appraiser says they can hit the target value, you have issued an invitation to fraud, and that is illegal. Thanks for including the address, I'm going to report it to the Mortgage Fraud Watchlist, where it will be sent to Fannie Mae, Freddie Mac and major wholesalers. If any of them get the loan, they will be conducting a full quality control on the entire package to look for fraud, and if they find it, you'll have to buy back the loan.

4. A yahoo email address is the sure sign of an unprofessional, amateur or fly by night operation. I only deal with professionals.

Frankly, I don't see why anyone would complain about what Mark and Denis have posted about THEIR business practice. What they have posted are appraisals and that's what appraisers do.

Cert #18... LOL. Why is that in the FannieForm in the first place. It's just a reiteration of the certification required by USPAP. New assignment, different scope of work. Anything goes and no guarantees as stated in the prior assignment.

Residential appraisers are just offended because they perceive it as nothing different than the goofball appraisers who won't do it the right way. What about you MAI commercial appraisers who give a quick thumbs up or a thumbs down on a complex commercial operation in bankruptcy and the client doesn't want a $10,000 appraisal... they just want to know if there is any equity.

Especially important is the warning to avoid conversations with the demon. We may ask what is relevant to USPAP but anything beyond that is dangerous. He is a liar. The demon is a liar. He will lie to confuse you. But he will also mix lies with the truth to persuade you. The attack is psychological, financially motivating and powerful. So don't listen to him. Remember that - do not listen.
