More on the "Black List"

All of the replies in the previous thread about this topic seem to know one or more of the people on this list. Okay, the company i manage is on this list, and im angry. We are not number hitters, i have turned down a whole lot of work when the fax comes over and it clearly tells me that if i dont hit a number, i need not do the appraisal. We will not do this type of work, and clearly, it makes 'people' upset. We have performed COD's and after turning in the report where it didnt make the number, the client has demanded that we return half of the fee to the homeowner. I dont think so...
So maybe we are on the list because we will not conform to what these people want. Or maybe we are there because before i managed the company (it had alread been around for three years) we were number hitters.
Who knows.
I intend to find out.
I started yesterday with an email.
I will call them today.
I will write them an official letter tomorrow. I dont think its too much to find out exactly why they feel we should be on their list. Especially in this field, reputation is everything. It just takes one negative act, word of mouth plays a huge part in the appraisal business.
 
I checked that list for my area and saw 2 names of firms that I consider very honest. Seems to me that the list may be for those who did not hit the number for the lender. We could all be on that list.

I don't agree with youse guys. How about our dead beat lender list? Isn't that the same thing?

I don't think it is the same thing. The deadbeat listings at DeadbeatListings.com are statements of fact by appraisers not opinions.

The statements of fact are that the companies or persons listed engaged the appraiser to do an appraisal and did not pay them for their services and the debt is over 90 days old. When someone pays they are taken off the list.
 
My State of Ohio shows some really bad number hitters so it can't be all wrong. Most names are unknows to me and some may be really great while some, as above indicated, just might be p-poor appraisers and lenders are beginning to watch our work product more carefully since they too become part of the corruption that has/is taking place by appraisers, real estate agents, mortgage lenders/brokers and, of course, the many members of congress who follow their leader like sheep.
 
It might be a really good thing. It could help make some of the bad actors clean up their act. I do agree with Pam, on the other thread, however. They should post their reasons for putting someone on the list, at least in general terms.
 
Wouldn't it seem appropriate to make some sort of general comments about their reason(s) why ! ? ......as a requirement before such a posting would be "complete" and then submitting it. They could even use their own special "code" letters or numbers...which only members/users of network could avail....but back it up with something ! Has anyone wondered just how recent their postings might be. Would seem quite logical to put the DATE that the posted name was entered to the line-up of stop-orders. If the offending appraiser IS able to make-good with the offended, however that may be, does the offending appraiser get his or her name removed from the list.....as a standard rule by the managers of the mlnusa.com stop list ? Maybe the appraiser did provide the requested three additional comparables 2 weeks later and the loan closed without a hitch.....is that appraiser's name still on the list ? Why does the accuser get to have full anonimity in their process ? If "Mary Smith" is the mentioned appraiser, then perhaps ABC Lending in Your Town, Anystate, should at least be identified too. I wonder how many of the offended separated personal offense (the appraiser was "rude" to me on the phone) when it was demanded that he raise the value by $zzz dollars.... from any legitimate, legal and professional offense made....before posting a name on the stop list. Just a few rambling thoughts.
 
The phone number next to the company that i manage has an area code that was changed over three years ago. So its been quite a long time since we made them mad at us.

If a Lender was disatisfied with the quality of an Appraisers Work, in most cases he would report them to the State Board. When the Lender uses a technique of publication and spreading rumors undefined, the Lenders intent is to slander the appraiser rather than aid in the improvement in the quality of his/her work product.

Organizations and people who would maintain this type of policy has no intent on clarity or fairness. Their purpose is to try and punish a person when they feel they have the power and control. That's why the Appraisal Profession should not be in the hands of the Lender.

<span style='color:brown'>I am not real big on jumping into appraiser questions (why do I want to spend "off" time talking shop?), but I have been watching this thread for a while now, and I think I will share my thoughts about the "list."

I am on several such lists, and I am proud of it. The fact that "they have a problem" with me means I am doing my job. I have killed deals for people like this and they don't like it. I have refused to change numbers for people like this and it makes them angry. I have turned down assignments for people like this and they were bewildered. I refused to drop my prices for people like this and they were amazed that I would turn down volume business. I am on several such lists. I am proud of it.

They could not turn me in because I had done nothing to be turned in for. You see, I am an appraiser that provides an honest product for a fair price. I do my job. Nothing goes into one of my reports that I cannot defend in court. They have problems with appraisers like me.

Chances are, the number hitters that are on the list decided to show some backbone for once in their life, or they were reviewed by someone with backbone and the review killed the loan and the underwriters won't accept that number hitter's reports anymore.

So, if you find yourself on a list like that, pat yourself on the back. buy yourself a glass of champaigne and toast yourself for your honesty, your integrity, and for being in company with and a peer of the elite of the profession.

But if you decide to not" be a problem" and hit numbers and do it for a fraction of a fair price, do lots of them. Buying lots of booze will make it easier to sleep at night when you realize your career has become a series of lies waiting to be revealed. </span>
