My prediction on 3.6

It seems we went from the old mentors book of adjustments to the software book of adjustments.
This is what I thought too regarding true tracks.

An associate that I work with did the free trial not too long ago. One of the adjustment recommendations was "what your peers are adjusting for this feature". I thought "that's just like the list!"
 
If you have an office assistant who you train for form fill, initially you are checking all of their fields. If in the course of verification you find they are making things up, you fire them. If they do a good job and help you make more money without impacting quality, you might only do random spot checks. For agentic AI, it might make sense to do this when new models are released.

BTW, AI hallucination rates are declining. Its only going to get better.

Agree it's going to get better.

I ask AI to write me a neighborhood description...it did a good job, but stated the streets were concrete? Obviously the streets are asphalt.

I recently purchased a tesla. There is a reason why it's not 100% self driving. If I depended 100% on FSD, I would have been dead, like 10 times already.
 
Which companies have the better UAD 3.6 . I am a alamode user for many years but I do think that appraiser supported AI would be very productive
I think they are all pretty similar. Some are a little easier to navigate because they have been up for longer.
 
So are you saying that AI is 100% accurate?

So are you saying that you are not double checking what the AI spits out?

Using AI can save some time....but you better be double checking....

You didn't answer my question and are trying to get me answer question based on a potentially false premise.

I am not selling Aivery or any other AI solution. I wish there were more people here who knew what they were talking that we could learn from instead of a bunch of pessimists assuming the worse about a product they know absolutely nothing about and have not tried. We all know there is liability associated with AI integration. We also know that 3.6 via alamode is going to be a death blow to our businesses.

I understand the AI skepticism, but I have trouble believing that the skeptics on here have even tried filling out 3.6 via alamode or they would be rapidly looking for a escape hatch just like me.

Just trying to navigate solutions for myself and anyone else who cares to share what they are doing.
 
These guys want to save the borrower money? How about go back to having a broker call up a local appraiser, have the borrower cut a $450-$500 check at the door and then 2-3 days later have an appraisal report in their hands? :rof:

There's no saving money when you have 10 slimy hands in the cookie jam skimming off the borrower at every turn.

Wrong person...I think. You never asked me a question.

There is nothing wrong with using AI. My point is that you need to double check things. That's all. Overall it saves time.

Now for the adjustment software....I just hope.....
1. If one is a number hitter, you will be safe, well liked and will get most of the work.

2. If you do not hit the value and use the adjustment software...better have some good e and o. Re agents are going to rip one a new one with these stupid cost depreciation adjustments or the software adjustments.....churning and burning skippy dream come true....produce 10 shiney reports a day with ....David copperfield appraising....illusionist appraising.

But appraisers here have tried a la mode or ACI and a couple other 3.6 alternatives. The consensus is that it's cumbersome, glitchy, freezes and takes twice as long. Why wouldn't I, who hasn't tried to fill out a 3.6 not believe them?

This is not pessimistic? This is confirming along with the other appraisers who've slogged through a 3.6.

I'm sure it'll get better..... but it's not ready for prime time yet.
