Dave it can never happen on Long island. Especially Suffolk. Realtors would have to learn to measure a house.. :rof::rof::rof:

They could be irrelevant soon, but then, they were never relevant anyway.

Is is the Wisdom that gives you peace and helps you prepare for what is out of your control. I may not like it or agree with it, but I can not control it.

The NAR is very angry that they have to read a letter stating that they cannot control the Appraiser/Appraisal.

They remind me of kids who jump up and down (calling their parents arseholes when they aren't looking), because they can't have any candy. Awwwwwww - they feel left out :(

I remember vividly many (many!) Appraisers on this forum yelling for other Appraisers to join NAR in fighting against Appraiser Independence. Too funny. Ya'll better hurry up - lol, join the NAR in their fight to defeat Appraiser Independence (dumbarses).

NAR is just a bunch of sales people that have convinced the world that they are the experts and, of course, they truly believe that no one else can compare. The NAR is being used, but they are too stupid to acknowedge it.

Why any Appraiser would want to do any business with NAR and the lending industry in 10 years is beyond me. Everyone from BFE and to the heavens will have their own software that will give them the wrong answer. They will have a cute little name for it and they will all try to sell it as the "Gold Standard".

The gold standard is the American people (general public). That's where sales people get their clients/money and that's where Independent Appraisers should get their clients/money.

Everyone in the Real Estate Market (business) is trying to rule the world. Appraisers know it (well, some of them do because they aren't a dumbarse) and the general public still really doesn't know exactly what's going on.

The end of the world did say something about numbers running numbers. But, for right now, 'Automatic Estimates' can be manipulated very easily, with one touch of a 'key'.

Can someone name 10 good reasons why an Independent Appraiser should work with the lending industry and NAR (both are A.K.A. sales people). Especially ten years from now?

They may not want to work with us in 10 years, who knows. It will really be a lesson in supply and demand. Lets say, hypothetically, that the Realtor AVM meets most lenders needs and appraisers are no longer needed for the majority of lender work. What % of the total # of current active appraisers would the market need to fill the needs of private, non lender work? 10%? 20%? I can't see anyway even 50% of the total # now would be needed in a market like that?
 
I think the AI or NAIFA should start a FSBO website where a version of an appraisal is posted along with the listing. We could come up with our own forms and undercut the Realtors. Kinda like the old Help U Sell concept. Someone could sell their house for $1000 or some other flat rate fee.
 
It would appear to me that "Technology" is well beyond where it should be;

Where there is money, there is power (unless you get caught using that power- fraudulantly) which is where this will all end up. Right now, Bankers/Lenders are in the begining stages of "herding", they are circling the wagons to control everything. The public at large has no idea this is happening, will be told some wild stories about "how good it's going to be for them" and take total control of how people live.
The empty suits are attempting to control USSR/America and getting closer day by day - greed is very much alive and has been allowed to grow thru your Elected officials.

Plan ahead, it appears we're being attacked by the white collar group in grand fashion - it is interesting to watch the snake slither thru the grass, I wonder if it gains speed when the grass is on fire ??
 
What I find interesting is that a listing in Riverside is by a Realtor® in Costa Mesa. But don't even think of having an OC appraiser come out to the IE.

Yeah. Double standard.
 
Data is cheap. Reconcilation is expensive.

I welcome all the AVMs in the world. I've yet to see how one could capture the nuances of a Victorian, the market appeal of a view, the benefit of an accessory unit the quality of a renovation, etc...

The appraisal field is definately undergoing significant changes. IMO, the burden of our final analysis will continue to be measured against the AVMs. I won't be surprised if AVMs replace a large chunk of slam dunk assignments with low LTV considerations. But you can be certain that when the AVM balks, we will be called in to prove why it is wrong.
