National Appraiser Boycott

I've said it before. The model is to start in YOUR market. Make an impact that will get noticed and let other markets take it from there.

Let me ask-what percentage of appraisers in your local market have you met? Talked to on the phone? Yeah, that's what I thought-that is the beginning of the issue.
 
Yeah....this has been presented several times but it never gets traction. Appraisers won't hold the line. The AMC will go here, "I'll give you another $100 to do the assignment" and that appraiser will fold not having their eye on the main prize.

If you got a 3-day stop, Nationwide by all appraisers, that'd be a miracle.

Don't forget, it's not just boycotting working for the AMC's and the lenders who get their fees paid for by the appraiser, you have to go loud and send out press releases to all the major media Outlets so it runs on the 5:00 news.

Here's a letter to send major media Outlets.

Subject: Notification of Strike and Demand for Reform

Dear Lender,

We, the undersigned independent real estate appraisers engaged by [AMC Name], collectively notify you of our decision to suspend acceptance of all new appraisal orders, effective immediately. This collective action results from ongoing conditions that threaten both our professional standards and the viability of our businesses.

Our decision is based on the following critical issues:

Unreasonably low appraisal fees that fail to reflect the expertise, experience, and regulatory requirements incumbent on appraisers.

Excessive pressure for rapid turnaround times, which undermines the quality and credibility of our appraisals by prioritizing speed and cost-cutting over accuracy and due diligence.

Selection practices based on lowest bid rather than qualifications, resulting in the proliferation of substandard reports and driving experienced, ethical appraisers out of the industry.

Interference with appraiser independence, including practices that pressure appraisers to meet predetermined values or risk blacklisting and loss of business.

These conditions have damaged professional trust, lowered appraisal quality, and pose risks to consumers and the broader real estate market. Continued disregard for fair compensation and independent judgment makes it unsustainable to provide reliable valuation services under current terms.

Our main demands:

Set minimum fee standards that reflect customary and reasonable appraiser compensation for each market.

Grant adequate time for each assignment to ensure comprehensive, USPAP-compliant appraisal reports.

Prioritize the selection of appraisers by qualifications and geographic competence, not solely by lowest fee.

End threats, intimidation, or retaliation against appraisers for delivering unbiased and accurate valuations.

This action will remain in effect until [
Lenders whom utilize AMC's commits in writing to address these concerns and engages in meaningful dialogue with our representatives to establish updated policies and practices.

We take this action reluctantly, recognizing its impact on clients and the market, but see no alternative to preserve the integrity of our profession.
It is a good letter, can be even better, but the main problem is linking ot to a strike. There will be only a paltry few striking and they are invisible, it is not like a big mass union walk out. So to make that the story or a promise makes us look bad.

Instead, tell the truth - that many experienced appraisers are quitting due mainly to low AMC fees and PDR collectors who are inserted to go to properties instead of an appraiser. Do petition on separation of fees between appraisal management companies and appraisers on truth in lending disclosures to borrowers. Send it to CFPB, FTC, HUD director, and whoever you see fit. I will sign it.

I am not opposed to boycott. I need a vacation.

I don't work for appraisal management companies.

Trust me. It would change the market structure if fees were separated on truth in lending disclosures to borrower.

The appraisers who make a good living don’t seem to complain, whereas the appraisers complaining about low fees and AMC are those that say yes to them. At a certain point you just need to take responsibility for your business, and if you don’t like your business model and clients, go find new ones. And if you still can’t make it work, get out of business. Nobody is going to hand it to you.
 
Really does the public care how many appraisers are quitting or retiring because they aren't making living wages ? The public in general thinks appraisers make easy money and so do most loan officers in the banks and mortgage companies.
 
Oh boy here they are, the apparasiers already posting to lecture, dump on others or discourage.

I estimate at most a third of appraisers are willing to help, and some are those who care even if their own fees and liveliehood is not directly affected. I commend G Hatch for that. He is willing to sign a petition even though as a cert gen his own income is not tied in to the AMC problem..

My unofficial estimate: A third of appraisers would lend support, a third are too passive or afraid and will do nothing, and a third will actively try to sabotage or discourage any efforts.

That is why (other than a lawsuit ) the other option is media attention and getting RE agent support.
 
Produce a petition and I’ll be first in line sign it, just like I was the first to donate to Shane Lanham and urged other appraiser to do the same. I just think you’re much more likely to improve your situation buy focusing on the things in your control. I don’t consider that actively working against appraisers.
 
I’ve signed a lot of petitions and letters. I’ll sign anything that supports the profession and promotes public trust. Maybe one day one of them will do some good. I hope.
 
I was the FIRST to sign the original petition on this forum...probably 15-20 years ago now. Somewhere around 11,000 signed it. The majority of PEOPLE on this forum won't even use their real name.....they are unlikely to join in a battle. 65,000+- appraisers can't win a battle against the lobbyists from NAR and the Banking Industry who run Congress. Don't count on any help from your state legislature or state appraisal boards. Of course, I will sign a reasonable petition.
