I think I did, but I just don't happen to have one.

I can give you copies of regular appraisal reports that are off by a few hundred percent. :)

Then send a copy of your picture from Websters under the heading of "grumpy old man"

Are those appraisals yours?

I wouldn't know, Joyce, but you have gone after me a lot more times than he has. Maybe it's an accumulation thing.
 
Why do people attack.... YOU know exactly what Pam was talking about! The term AVM is what is used by lenders/brokers everyday when they tell us they do not NEED us to do an appraisal because they are ordering an AVM. That AVM is a piece of paper to them that replaces us.


I suppose if we seach some of our old unpaid files and call the broker and if he is honest (ha ha) he MAY tell us an AVM was used instead of our appraisal as it was better and made he deal work and so sorry, we did not need your appraisal!

Would you then mince words about the definition of an AVM???

Many, many people are trying to improve our profession - I daresay I can't really think of any who are trying to wreck it. Many people have different ideas as to what needs to be done and who needs to do it. Most of those people don't post on a message board asking for ambiguous information ASAP!

Lighten up ...

I guess I am just naive enough to think that using technical terms correctly to engage in clear communication is part of a profession. At least, it's part of other "professions." If you don't want the level of discourse elevated, that's fine with me. But I am not lowering my standards.

I guess that's exactly what I mean by not knowing what an AVM is. I have been creating and using AVMs to develop appraisals for 16 years.

How would you know from looking at an appraisal report if the appraiser used AVM? How would know when looking at a report from FNIS or First American is "AVM" and not an appraisal done by hand, because the system crashed for a couple of hours?

With me, it could be a wardrobe thing. Ever since Lee Ann told me not to get my undies in a knot, I stopped wearing any. Now, I an going start posting in a skirt to see if it would help me "skirt by." But I am drawing the line at dancing backwards. I live on a hill. :)
