Need help to rebut Reviewer's comment that dwelling does not meet ANSI Z765-2021

I could never open the pictures, so my opinion would be speculative at best. I have never found myself disagreeing with your reading/interpretation of ANSI Z765, however, if that makes you feel better.
I couldn't open the photos also.

Before ANSI, I had this house where landslide covered half of the exterior of the lower floor thus no longer at street level.
I hate to determine gross area now with ANSI.
If soil removed from rear yard and get it out of below grade, gross area will be higher.
Semantics. Regardless of gross area, I considered the adverse effect of the dirt behind the house.

Actually, it's been "every morning" ever since I read that the GSE's were using CU to comb back through appraisal reports since 2019 looking for unacceptable language in neighborhood descriptions and turning appraisers into the state for that. If they're capable of that, they're capable of anything. Especially, disagreements of a substantive nature that might sew confusion into that almighty "property database" which they are cobbling together. I believe they would be quite happy to scapegoat a few appraisers and make examples out of them by turning them into the state over measurement irregularities.

The insanity has become so fast and furious. That I have kinda become numb to it. Not a thing I can really do about it.
 
Through the years I'd seen other appraisal reports in which the appraiser did a lousy or deceitful way in drawing a sketch. Fannie must have seen it but reviewers let it go (or couldn't verify).
Fannie should have made it clear that if they found appraisers doing inaccurate sketches, they will be kicked out of their panel.
Fannie has all our appraisal reports and when a refi/2nd appraisal comes about, Fannie can check the discrepancy of the gross area. If different, Fannie can pull these 2 appraisals and see which is less accurate. An inaccurate appraisal puts the reader to question the accuracy of the rest of the report.
The less accurate should be reprimanded and be reported to the state board.

"Accuracy", is in the eye of the beholder. We can't even get general agreement on this forum about when to include "additions" into the GLA.

It is hard to determine who is "less accurate" unless you have a standard to compare them against. You appear to not approve any standards except you own.

When I get a heads up that there will be a 2nd appraisal, I darn make sure my report is as accurate as possible including measuring the sketch even before ANSI.
I know my report will be compared with the other and I usually get better comps than other appraisers.
 
The definition of GLA hasn't changed. GLA has been and is heated, finished, above grade areas. What has changed is that Fannie decided that we are to use the ANS standard to measure and calculate GLA. GLA is not a term used by ANSI. ANSI's term for GLA is Above Grade Finished Area.

Agree that the 1004 Form is long past it's prime. That's changing soon-ish and appraisers will whine about it when it happens.
