The last thing you want is FNMA getting two appraisals fairly close together and one appraiser has the subject GLA way different from the other appraiser.
I told ya'll I know a homeowner that won a lawsuit against an appraiser I know (probably settled out of court). The prior appraiser had 400+ more sq ft. than I did when homeowner bought the house. I went back and remeasured to make sure I was right. I glanced at the appraisal and told him what the prior appraiser had done. They sued the appraiser and won (probably settled out of court).
They had mistakenly included garage in GLA. The homeowner was not the client of the first appraiser. They were sue happy. They were ready to come after me. I said hold on. Let me come back and measure again. These homeowners read these appraisals more than you think.
Glad ANSI worked in your parts of the area. Appraisers appraise locally as they see fit. ANSI tried to set standard for all properties which inevitably was going to be a problem.
Fannie could have modified ANSI to its needs but lazy and failed.

very correct, so you have to go back out to re measure. i learned that a long time ago. i like being the 2nd appraiser if needed, i get a copy the 1st appraisal and look at compatibility. especially the sketch. that effort makes us both look like geniuses. i don't do AMC work, so i can usually see the 1st appraisal.
i don't care how good you are, you never want your appraisal to be gone over line by line, and your work file looked at in detail. that is like letting the government grab you for any reason they invented, to find you guilty for some minor minutia. the more anthing isn't clear, like ansi, the easier it is to find you guilty of some mistake.
