Need Help with ANSI/Below grade, hold the snark please!

This is what I call a "funky " house...such as a small A-frame old shotgun
Lennar is building some 700 plus minus SF houses as a tiny home market is building for people who cannot afford more. I mean. Gee in the 40s and 50s 1,000 was considered large and a lot of shotgun houses were only 24' x 36'. I lived in one and it was plenty big for 2 people. Low utilities, simple life.

Over the weekend, we drove to Greenwich, CT as I heard the town was high end. There were these huge homes on large lots but I wasn't too impress. I see them a lot here in Bay Area.
And I can't imagine how a couple can live in such a large home personally and the cost to maintain and upkeep.
 
The house has three offers as the justification. It is buyer-accepted; therefore, it is not a functional utility ding noted in the market reaction.
It's buyer accepted at the lower price. But that has nothing to do with the difference between the other homes that may be similar in above grade GLA and the kitchen above grade. Which the op infers sell for more. In fact it seems that the subject is selling for less than other " non livable" homes in the area

The fact that it had several offers means that the functional utility is not bothering these buyers, and it is already baked into the lower price. That supports not making a negative adjustment for it..
Oh, thank you for this! I knew I was overthinking it, and completely blocked out the 6 days on market, multiple offers and selling for 20 grand over list! Jeez, sometimes you cant see the forest for the trees!

I think J's answer is a good one. "If" a thorough search was conducted expanding the parameters of time and distance to decipher that the subject truly is an anomaly. Because if someone follows, and does find that elusive sale.... the cream will rise to the top.
 
Another thing, if that setup of the subject wasn't found, was a search conducted for another functional issue to gauge a market reaction?
